Two choices:

The METV get 60 days, extension of 30 days and travel abroad

OR

get the Single Entry Non Immigrant visa, get 90 days, apply for the 1 year Extension of Stay and when stamped in passport the Multiple Re-Entry Permit.

As it is well know, some Immigration Offices are more lenient than the other. In your case it seems you always travel into Thailand and stay at the same address, house in your wife's name.

Immigration has that address on file and informs you that you do not need to visit them each and every travel to do this report again.

Be thankful OR if you really wish to follow the letter of the law, go to the website, make an account and make a report within 24 hours after coming home.

Just apply for the visa, you have to hand in your passport so they will notice that you worked in Thailand for longer period.

There is nothing wrong to end a long period of working with a few months sight seeing in Thailand, keep things simple and do not worry to much.

If you already have the visa, apply for the 1 year Extension of Stay using your income if you do not have the money in the bank.

Sorry but you explain: "Not easy to get them to do TM30s from overseas, especially within 24 hours."

As a owner you can register the address and give the tenant the login and password to make the registration by themself or give it to the landlord who is collecting the rent.

IF you want to recieve rent, it is easy to follow the Immigration rules IF you want.

Okay, IF he used a Non Immigrant B visa and got a stamp with Admitted until 15 Feb 2024, he can stay until that date.

He has to make sure that his Work Permit get cancelled, ask a copy of the letter, do not trust employers to do this for you.

IF, please check the passport, he has a stamp with text "Extension of Stay permitted up to 15 Feb 2024" than he needs to visit Immmigration office with the letter from the Minsitry of Labor and employer to cancel this Extension of Stay at the last day of working.

Just an example of an Extension of Stay got cancelled and the person gets a period of stay to leave the country, all mentioned in a new stamp.

The Work Permit is from the employee and the employee needs to cancel it, he might directly ask for legal support to get his severence payments. The Extension of Stay is placed in the passport of the employee and can NOT be cancelled by a third party.

I guess you never had an Extension of Stay otherwise you would not made this comment.
