Something that should have been so simple of turning into a nightmare, spent all afternoon at Jomtien Immigration trying to get residency certificate
Got there and paperwork wrong as I had left Thailand for a few days during Songkran so TM30 date didn't match
Contacted the managing agent of condo who did a new one and went back, they said this isn't ok as it's just an online one, condo agent says it is correct, anyone know?

Got one yesterday at Jomtien. Submitted at 9am ready at 11am. Had the form and printout of passport and entry stamp & house registration. Counter 10 first to get TM30 copy, then submit and pay at counter 9. Went had breakfast and a foot massage then collected it. No agent required if your paperwork is in order. Even got a park right out front.
After 27 winters in Thailand,mostly Patong and Pattaya I found out that the neighbouring countries also have exactly what i'm looking for during a Cold norwegian winter ! Instead of spending 4 months in Thailand i spend time also in Laos,Philippines,Vietnam and Cambodsja, 25% of the time in each country ! It works fine for me !
I do all my TM30 myself (landlady gave me the permission and all login stuff) and the copy of it looks exactly like this example and is accepted by IO.

Let's face Thailand don't want farangs anymore. Increasingly difficult to visa. Difficult to transfer driver licence. Difficult to get a bank account.Rejection without a reason. Blocked and cancelled bank accounts etc etc
Yeah, you need the one that immigration prints out for you. Take the online version, go do a new tm30 at the designated desk and then get in the queue again for your residency. It's extremely annoying but they do so love their paperwork in Thailand.
The Immigration people forget the most important thing in there life.
When there no foreigners anymore coming to Thailand or no foreigners living anymore in Thailand , THEY HAVE NO JOB ANYMORE , THEY ALL CAN GO LIVING WITH THERE FAMILY IN THE ISAAN AND MAKING RICE !!!!
Anytime I deal with immigration, I use a Thai immigration service(third party). It cost more, but saves time and no stress or drama. But to each their own.
The fact is, they don't really want foreigners staying long term in Thailand. That means you'll always have difficulties with visas, paperwork etc. etc.
It's actually far simpler to live elsewhere and just visit Thailand for a holiday. The Thais will lose millions of baht as a result though, but they won't care.
Very freaking stupid things they do now. A screenshot used to be enough. Now they ask for tht pdf. And apparently even that’s not enough. It’s getting old
Asking AI will get an initial response that just takes opinion and some lived experiences experiences however when pressed to get the evidence from the official rules on the immigration website it returns the answer that I'm talking about which is the 2020 law, and the contrary opinion that I've mentioned also based on individual IOs making their own rules.
Arick Messer immigration told me to get a yellow book and Thai ID so I didn’t have to keep doing tm30,so I got all that and said it’s irrelevant go get TM 30😂complete waste of paper and plastic 😡😂
If tm30 was registered by the landlord it will be in immigration computer. Sounds like you never informed you landlord of your return so they had not registered you again. Remember even if you go on a trip in Thailand and stay at a hotel they register you and when you return back to your condo the landlord has to register you again.
David Carter I was told by an officer too. It all depends on the office you use. My wife is a landlady and they told her she has to register them again or she will be fined .
Siggi Tirak It depends on which Province you live and the immigration office you use. Where I stay they require you to update everytime you come back from trips when you have stayed in a hotel and they have registered you.

Note the wording tm6 on the form, I’m also trying to learn, I just stayed overnight in a hotel in Thailand and now need a new tm30 it’s all a lot to figure out
Does not matter what is legal. Only thing that matters is what government officials request. You can argue but you might find that the process gets even more difficult
Did you email the online copy of the TM-30 to the immigration agent that takes the photos, so they can print a copy for you to take to the counter? I was just at the Chonburi immigration office this morning to get CoR to purchase a car and had to reprint my pdf copy.
Yes, that's the right one. The issue might be that it's not matching your arrival (check-in) date. The agent is legally obligated to lodge this within 24 hours of your check-in. There are substantial fines for the agent for not notifying it on time.
Solutions: Put your check-in date as per the report. They cannot backdate it. So the only date the agent can enter is the day they actually lodged it. Therefore, make sure your residence certificate application matches that date.
Also, some immigration offices want to see that you've continuously lived in the property since your last check-in for at least 90 days and that you've submitted the 90-day report from that address and local immigration office.
