Non-O Immigrant Visa based on Retirement experience

Here's our experience with the whole NON-O IMMIGRANT VISA based on RETIREMENT, in case it might be useful info for anybody:

We're 2 middle-aged Aussies (50 & 55yrs old) who've applied for, and obtained, a Non-O Immigrant Visa based on Retirement from Australia. The application process online was simple through the Thai E-Visa official portal:

[members only] ...and we obtained our Visas a couple of months later.

We entered Thailand on the 18th of March and had a printout of our E-Visas to show passport control at Bangkok's Suvarnabhumi Airport - probably unnecessary, but we wanted to be 💯 sure they'd stamp our passports with the "90-Day Non-O E-Visa" stamp. They did! 👍

We planned only 9 days in Thailand this time round, as this was a stop-over on our way to Italy. So, to reiterate, we entered Thailand on the 18th of March and will be leaving on the 27th of March. Therefore we will need to get a Thai Re-Entry Permit before we leave Thailand on the 27th of March.

We will then return to Thailand in a couple of months, on the 22nd of May, and look to settle down somewhere between Bangkok and Hua Hin.

So for these 9 days in Bangkok we reserved a HOTEL. We will then be looking for a long-term rental when we return to Thailand at the end of May.

This made it very difficult for us to open a bank account!

Our plan was to open a bank account each during these first 9 days in Thailand, that way we could immediately deposit the required 800,000 THB needed for the 12-month extension to our initial 90-day Non-O Immigrant Visas. Our plan was to deposit the 800k THB now, that way they'd be sitting in our Thai bank accounts for 2 months by the time we returned to Thailand at the end of May!

However BE WARNED: it has been very, very difficult to open a Thai bank account without having at least a 30-day rental agreement to show. 😩 We've been to ALL the banks, and tried different branches of each: KBank, Krungsri, Krungthai, SCB, Bangkok Bank...

We had obtained a T30 Form from our Hotel showing our 9-day stay at the Hotel, but this wasn't sufficient to prove our residence status at the Banks. So we went to the Immigration Bureau to request for an official "Certificate of Residence".

Keep in mind the TIESC at the One Bangkok mall downtown does NOT provide Certificates of Residence to foreigners just holding a Non-O Immigrant Visa - they only provide it to business people with an actual work contract. So we had to go all the way to the Immigration Division 1 Bureau at Chaeng Watthana Rd, near Don Mueang Airport. All this for nothing, as they couldn't release a Certificate of Residence for a stay under 30 days at a Hotel! They explained the only way to get an official Certificate of Residence from the Immigration Bureau would be to show them a rental agreement of at least 30 days for a condo/apartment/villa, as well as all the additional documentation from the leaser/homeowner (their ID, Yellow Book and utility bills). So we couldn't get a Certificate of Residence, and the TM30 form for a short stay at a Hotel wouldn't do.

So please keep this in mind in case you're planning to open a Thai Bank Account on a Non-O Immigrant Visa based on Retirement: you will need to bring them a rental agreement of at least 30-days, as a TM30 form for a short stay at a Hotel won't be accepted.
Answer summary
This post discusses the authors' experience obtaining a Non-O Immigrant Visa based on retirement, highlighting the ease of the online application process through the Thai E-Visa portal. It details their entry into Thailand and the difficulties faced when attempting to open a bank account due to not having a long-term rental agreement. The authors advise potential applicants to prepare for this requirement, noting that typical short-term hotel stays do not suffice for banks. The conversation includes various comments from other expats sharing their experiences related to visa logistics and bank account openings.

Here is what I have experienced with "visa serices" that end up costing an arm and a leg for little return. I am using one in Bangkok, Siam legal services, I have recieved misinformation, and so far my requests to process another visa have fallen on deaf ears. I get "form letters" that I find ridiculous and offensive. I have done intense studying og the thai immigration rules and guidlines myself, this how I found inaccuracies in whAT i AM BEING TOLD BY THE REP FROM SIAM. i TOD THEM i WOULd TERMINATE the "service" If I failesd to be satisfied they are working for me. Thay didnt waste aany time sending me a reply from Bangkok listing thier accomplishments, experience etc etc

This scenario is exactly why there are so many Visa agents in Thailand. Sure you can do this on your own, but at this point in your life being retired why would you? I meet so many ex-pats that waste so much time with this. Hours, days, weeks and the needless worry . For visas, banking and drivers license always use an agent. Since being retired for five years, I’ve only gone to immigration once and it was for about five minutes to take photo. I drop off my passport with my agent for 90 day check-in and comes back in a day or two. Visa renewal is about a week. It’s trivial now I don’t have to follow blogs or listen to fake Youtubers. It’s just handled and I can enjoy my retirement.

These "catch-22" stories of banks and certain visas are almost daily. It seems every branch has a different policy for opening farang accounts and we know every IO has a different set of requirements for each visa. It's all so silly, unnecessary and doesn't accomplish what all sides need or want and no one will try to fix it. Gotta love government.

Then went to visa agent (jomitiem) signed 4 forms gave her 4 photos. Went to immigration for a quick 30 seconds photo taken by immigration officer and walked out of PACKED area. Done. No stress no endless lines. Get my passport by Monday. 14k thb. Money well spent

Regardless of how much a visa agent costs you, it's your choice. People need to STFU when it comes to people using the services of a visa agent.

People using Visa agents are not having their drinks spiked in bars, kidnapped and forced to use unscrupulous Visa agents and dodgy bank managers. It's a service that has always existed for people to use voluntarily and for whatever their reason may be.

People attempting to go through the process themselves but want to tweak things to their own needs and then encounter problems have only themselves to blame. The system is there and if you adhere to the process then you should not encounter any problems. The minute you start to deviate from the process and expect some kind of special treatment because you feel entitled then guess what, you're not in Kansas anymore Dorothy. If you don't trust the process and want to fine tune a few things then I suggest you use an agent to circumvent the system as thousands of people have happily and voluntarily before you.

If you're going to complain about cost then perhaps your heart is not in it. I paid $10,000 plus to an immigration lawyer in the US in order to obtain landed immigrant status/Green Card.

It's how the world works.
Todd ********
Todd ********
Pat Trick maybe YOU shouldn’t admit you paid for a US green card. using a visa agent to facilitate a process while being legally compliant with all Thai rules is not a crime. Buying a green card thru a lawyer is. 🤨

This I never understand.

My first visa was in 2018 and I sent all my documents to the thai embassy with bank statements showing after Conversion I had 800,000THB.

My visa arrived a week later for 1 YEAR

Some angry people are posting prices they must have been going America.

A visa application costs, March 2026.

1900thb.

A health certificate you can get from a government hospital for 100thb.

I got a residency certificate here in Pattaya on a 1 week hotel stay. I needed it for the DLT and greenbook translation/passport in English so I could ride across the Malaysian border.

Go see an agent. 1500 baht and you will have it the next day.

Greg Simpson - I wouldn't worry too much, as they tend to process the paperwork in order of your prospective arrival date to Thailand. We applied for the Visa 3 months before or 5 travel date, so they probably took their time with it. Hopefully you'll get yours on time!

The whole idea of the 90-day stamp is to give you ample time to organise your affairs, including at the very least a temporary accommodation other than a hotel. You've come in and are leaving almost immediately. I think you'll find most people who come here on retirement are a little more serious about setting up their affairs

Roger Mcintyre Actually all you need is passport showing non-immigrant visa and a 12-month lease. I've opened several bank accounts, never once asked for any of these multi-coloured documents!

The time it took to read your post a Visa agent could have gotten this all taken care of for you! Okay, I'm exaggerating but I've said it before and I'll say it again... secure the services of a Visa agent and it will save you a tremendous amount of time and stress.

That’s worthwhile information for everyone and thanks for that. In essence the banks expect to see some kind of long term commitment. A hotel sourced TM30 is unlikely to suffice. That’s a tourist, not a committed resident. A long term rental lease contract is what they are looking for. There are of course a number of Catch -22 scenarios that are being played out here. phone contracts and residency certificates are prime examples. Thai Banks are now playing this all with a very straight bat indeed, there’s just no getting around it.
