Is it mandatory now to have a signed lease (with copies of all the owner docs) in order to get a Non-O Extension based on retirement? I recall years ago I flew in and re-extended while staying in a hotel. They made me draw a map to the hotel to the Nana Hotel. Is that no longer possible? Thanks!

I watched a YouTube video detailing the process of application, my main concern is proving where I’m going to stay in Thailand and flight reservations.

Basically I want to apply now but I don’t intend on locking down accommodation until it gets approved,

How did you approach this?

A little bit confused on this.

Also did you have to show proof of a return ticket reservation or just one way?

Invitation letter : I am applying for visa and I need an invitation letter from Family . What does the letter need to contain ? Just a "Hi, would you like to visit me in Thailand regards................" , or is it more to it than that ?

Hello all! Pete in Seattle here. My wife and I will be applying for the Soft DTV Visa in the next few weeks. We are getting acquainted with some of the requirements. Here are two questions that we are a bit confused with:

1. Provide 1 way flight E ticket. Since we are selling g our house, we are unsure of the actual date we will travel. Any hints on how to proceed?

2. Proof of prolonged residence for at least 6 months. This seems odd. Our initial plan was to find an Air BNB for a month while we search for a condo to rent. If I read this correctly, do we need to book an Air BNB or rent a condo sight unseen for 6 months? This is confusing.

Any help you guys can provide would be great! Thnx in advance.

I see that you need to show proof of a boarding pass and accommodation in Thailand , but yet they can still deny your visa ? 😂

Also do people recommend applying direct to the Thai E-visa website or do you have a better chance with an agency like Siam Legal or Issa Compass ?

Hi everyone, I’m currently on an ED Visa and will be leaving Thailand in March and re-enter shortly after a week.

​I have two questions:

1) ​Upon re-entry, do I still need to show proof of accommodation, a return flight, and 20k THB in cash?

2) ​For my renewal next year, I’ve to leave the country and re-enter as a tourist to apply for a new ED visa. Is this likely to cause issues at Immigration? Has anyone had trouble coming back in as a tourist immediately after an ED visa?

How do you guys provide accommodation for the application when you are outside of Thailand? I plan to look for a year lease condo when I'm there in person. Booking a hotel/airbnb for a week/month does the job for the application?
