What steps do I need to take to complete my TM30 for my 90-day report in Thailand?

We recently bought a house and I’m trying to do my TM30 for my first 90 day report since I switched to DTV. Anyone have experience with this and can tell me if I’m on the right track?

I made an account and uploaded proof of ownership and ID etc, then entered the address, which now says approved. I got this page and I put in my information and clicked save or inform, but haven’t received any email. Have I completed my TM30 so I can do my 90 day report?!

TM30 if submitted correctly will need an IO at the office to manually approve, check back daily on your login account to see the current status.

Wrong. The TM30 reporting is a static report. It requires no “approval”. The TM47 90 day report does.

There is an issue with “pending” and the TM30 reporting system but that is at the time the landlord is first trying to register the property. Sometimes the application gets “stuck in limbo” at the pending stage and usually only a visit to immigration can fix it.

Once the property is registered then a TM30 filing is “automatic” and is registered as soon as filed.

It’s a bit cumbersome to retrieve the filing as you have to file then quit back to the front page and “search” for the filing but the manual linked on the front page will explain how to do so.

One tip ..create an excel spreadsheet with all your details on and amend that before uploading .. makes it simpler in my opinion ....

YrMomsFavGuest strange that you are criticising the method that huge number of foreigners use to own houses in Thailand. Just because it isn't for you doesn't mean it isn't a very common ownership method for foreigners that is well established in Thailand.

TM30 and 90 day reports are not the same thing. You need to file a TM30 to be able to do a 90 day report, the 1st 90 day report usually has to be done in person but subsequent ones can be done online at

thanks, I think I have to do this one in person. Was just stuck on the registration of address and TM30 online. The last few years my landlord has done TM30 and I’ve done 90 day reports mostly online.

Every time you enter Thailand, the first 90-day report needs to be done face-to-face at the local immigration office. After that, you can do the next ones online. Even if you're able to submit it online, the first one will eventually be rejected. So, if it's your first time after entering Thailand or if it's a new address, kindly go to your local immigration office.

Search on “inform date” only. If you did it today use today’s date - or use the date you filed it (up to 7 days ago - if prior to that you won't find it and will have to file again at

Your name will appear at the bottom along with a “magnifying glass” symbol.

Click on that. That will show a full page with your data. Down at the bottom is a button that says “export”. Click that. That creates the PDF format TM30 sheet that you can print.

You're on the right track, change the search dates on date of stay and you should be able to find the stay you input and then you can export it.

GorgeousGoldfish6749 you can only search for an entry for 7 days. So make sure you save the PDF for future use, or you'll have to submit a new one next time you need it
