These are brandnew rules for non o married and retirement
Answer summary
Recent discussions highlight the confusion surrounding the latest rules for Non-O visas in Thailand, particularly concerning requirements for retirees and foreign spouses of Thai citizens. Although some commenters suggest there are no significant changes, specific conditions such as the introduction of a guarantor for the first application and certain insurance requirements have been noted as new by a few users. However, many assert that requirements can vary significantly between immigration offices across Thailand, leading to differing experiences for applicants. Therefore, expats are advised to consult their local immigration office for the most relevant and updated information.

There's more than one person here who doesn't understand the visa system. An OA visa is not a non-imm O visa. The list of requirements pasted in the opening post refer to an OA visa. Regardless, once the visa itself has expired and the person is on extentions of stay, the type of visa is not really relevant any longer, only the reason for the extention is. A single person may start off on an OA visa. for reason of retirement. After several extentions, that person may marry hence the reason for the extention changes to marriage and health insurance is not required, despite the initial visa being an OA.

Rules are not rules for all. Each immigration office has different requirements and each officer varying degrees of compliance. Choose a quiet office, go at a quiet time, get to know your officer and shower them with gifts or money. Alternatively pay an agent. Money talks. Thai officials get a very low salary so the system is in place so that extra cash can be earned from the user. Understand this and your life will be easy.

Question what happens if you have a small apartment can you just take pictures outside of the apartment and pictures of us inside, we have actually been married for almost 2 years I've made several trips to Thailand already but I had to leave last April about a year ago to go back to the US to work and liquidate I am retired but I'm working on a couple houses right now and I will not be back until the latter part of 2027 or 28 hopefully I don't have any issues with older photos, we are legally married in Thailand and I have passport stamps reflective of a retirement Visa that expired this past December I understand I have to go through the whole process again apply for the non 0 and start over with the spousal Visa I currently have two Thai bank accounts , will they require a background check from my country is it something I need to bring with me ?

Well, for all those who are writing "nothing new": for retirement to proof that you sent every month 65K to a Thai Bank IS new, at least for me. Until last year it was just to get a letter of Pension with at least 65K/month, proofed by the Consulate. If they changed it i would be in trouble 🙁
Nongnuch ********

Jörg Nelles if you can still show the affidavit of income legalized by your embassy, you do not need to show monthly transfers of 65,000 THB. You could however be told by some Immigration offices, that you are rquired to have a Thai bank account in your name and at least show or prove, that you are transferring some money from abroad to pay for your living expenses in Thailand. This at least would be a proof for Immigration that your income is legally earned and that you are not illegally working inside Thailand

It is my experience that while the requirements from one office to another are similar, there are differences unique to each office, and even they often change. My wife and I go into our local office a few days before we're due to review document requirements, only to show up a few days later to find there is something that has been overlooked through insufficient advice. Having a background in quality management, one of the problems is there is no control on the documents. If they were serious, not only would there be a document number, for all documents, including the advisory documents as in this post, there would be a version number and a date. This isn't there hence the advice/requirements are like a dogs breakfast. My wife is a Permanent Resident in Australia after applying for a spouse visa. Every document and every requirement is uniform throughout the country. Makes it so much easier to work through the process. I can't see this ever changing.

Just curious , for spouse visa, are these 2 points newly added?

1) For the first year of a Thai Family Visa application, one guarantor is required (excluding relatives).

2) If the couple has no children: A certification from a Kamnan, Village Headman, or a government official (C3 level or above) is required.

Didrik Walstad We can stay indefinitely without leaving the country or getting an exit clearance. I usually assembled the documents on this list in a couple of hours one day and then spent half a day in immigration once per year getting my retirement extension. Did it myself, no agent. $56.

It is true though that you cannot stay in Thailand continuously or indefinitely at a tourist. Thai retirement visas are more properly compared to the Philippines SRRV.

Which office ? Almost EVERY office has their own set of requirements.

Jomtien for example does NOT require 12 months of "bank statements" if you are using the "800k" in the bank method and have a bank letter and photocopy of your updated bank book.

And they DON'T need a photocopy of EVERY page of your passport that "has a stamp" on it. Just the pages with you last Extension stamp, last Entry stamp and IF you've had stamps transferred from an old passport to a new one, then that page as well.

And all I've needed for proof of residence was a photocopy of both sides of my Thai driver's license - which I had to get a Certificate of Residence for - which means I had to "verify" my address at Immigration to get that.

And I've NEVER had to have "map co-ordinates" or photos of my house for an Extension of a Non-O visa.

But again - different offices have different requirements.
Andreas *********
Andreas *********
Kerry Dunn correct! My office the same like you mentioned. For example they do NOT require 12 months of "bank statements". I am using the "800,000 THB" in my bank account method and I just have that "bank letter of guarantee" which confirms a 2-months seasoning of the 800K, and my updated bank book showing a full year of transactions and standings.

“Special Requirements for NON-O-A Visa (Additional Documents)”

Wow! It couldn’t be clearer. What part of “Special” and “NON-O-A” needs to be explained?

OA visa holders have to have insurance. That has been true since 2019. I had an OA visa from 2017 - 2022. Now I have an LTR which, by the way, also requires health insurance.

Nothing new here. O visa holders STILL do not need health insurance.
Andreas *********
Andreas *********

Nigel Q. Reynolds There is nothing new except if you missed the change in 2016. Nigel Q. Reynolds there is nothing such as a Non A visa. You either enter on a Non-Imm-O/A Longstay Visa, for which you require the mandatory health insurance. A 90-Days Non-Imm-O Retirement Visa and the 1-year Exension out of it, does NOT require a health insurance. NOTHING on that list tells you otherwise. The health insurance part on that list is for those who started out on a Non-O/A Longstay Visa, and ONLY for those!

Nick Woods it is the same every year.

I'm now on retirement visa.. previously marriage which is more arduous.

The main point is having 800k in the bank for most of the year or 65k monthly from abroad.

Usually you can do it 35 days in advance and you don't lose days by doing it early

The OP post is correct but it could vary by area.

I suggest going to your immigration office and ask for details to renew.

They have always had it printed out

Some offices don't accept a print out from Google maps for your location..only handwritten.

Do it early so you have time to apply again should you be turned down for some reason

Andreas *********
Leo Andreas Hoffmann the requirements can vary between different Immigration offices. There are 85+ Immigration offices in Thailand. If somebody plans to apply for the 1-year extension marriage with a Thai wife, on "his" Immigration, it always is advised to visit them and ask for their hand-out list of requirements, because on that specific Immigration, the rules and requirements might vary slightly from another office. After having read the handout list you posted, I must say that there is ONLY ONE new requirement, that is the need for a "guarantor" for the first application to the 1-year extension based on being married to a Thai wife, but I must say, this clearly is Immigration office specific, as no such guarantor is needed at my local office
Andreas *********
Andreas *********
Peter H Bates yes they do, since January 2025. However Immigration offices have been very slow in introducing this new form of marriage into the existing rules for Marriages of a Thai man with a foreign man. I am moderating a visa advice group and have been approached by men who married a Thai partner, and have been faced with some Immigration offices that are unable to proceed a 1-year extension according to the police orders. I guess it needs some more time until they are more familar with it
