The requirement actually is:

at least 2 months prior application a minimum of 800,000 Thb into a Thai bank account on your name, the money MUST stay in that account for at least 3 months after approval of the extension and the rest of the year NOT less than 400.000 Thb.

And this comes back year after year as you apply each year for a new 1 year stay

NO, IF the visa is based on visiting Thai family, you need a minimum of 400.000 Thb into a Thai bank OR monthly deposits of minimum 40.000 Thb,

PLEASE be careful, others are talking about retirement which is TOTALLY different than visiting Thai family.

Option:

Apply for the Non Immigrant O visa based on visiting Thai family (longer than 60 days).

Get 90 days on entry, after 60 days apply for the 1 year Extension of Stay based on visiting Thai family, with a re-entry permit.

When stamped in the passport, just make sure that you plan to be inside Thailand before the last date and stay at least 2 months to apply for a new 1 year Extension.

TM30 : a from used for notification where the foreigner has stayed.

TM47 : a form used to notify that the foreigner stayed longer than 90 days inside the Kingdom

Yes, you do need an address to register that you lived on an address while being inside Thailand.

So first step is to make sure your CURRENT address is registered at the local Immigration Office, by using the TM30 form or on-line (make a print) AND IF you are 90 days consecutive inside Thailand, day of arrival is day number 1, you report this at the same local Immigration Office using the TM47 form.

IF you want to do the 90 day report (TM47) on-line you have to be sure that you use the same address as the last address which is registered at the Immigration Office.

for example: you visit another town, the hotel make a new address registration and you use the hotels address NOT the address you normally reside and call home.

visit without any visa and get 60 days Visa Exempt Entry, extend at immigration with 30 days based on being a tourist and later with another 60 days based on visiting Thai family

NO need for border runs with companies to stay 4 months in Thailand if people just read and understand the rules.
