My advice: Get them before you travel, better safe than sorry.

But I do not know if your flights are connected and booked both at check in in CNX and therefor no idea if you can get to the area and office in BKK.

You take both passport with you on return and show this to Immigration.

Your passport might be invalid but the Thai Extension of Stay and Re-Entry Permit stays valid to use.

You will get the entry stamp in your new passport. After arrival change of work permit can be done at Ministry of Labor and transfer of Extension of Stay/visa info at immigration.

With an Australian passport you can use the 30 day visa exempt scheme and this can be extended once an entry with another 30 days.

After this extension of 30 days you can even apply for a 60 days extension based on visiting family

That does not work, you made the choice to reside at a private property and that is why you get the questio.

Change your choice into hotel to avoid the invitation letter.

You can not convert or change the reason of a used and invalid Visa inside the country.

If you want to be inside the country using the Non Immigrant B visa you have to leave, apply at a Thai Embassy and return using this new visa.

Check the websites to the Thai Embassy which you like to visit, some Embassies only work on appointment and Singapore has an online application, you can also see the requirements to obtain a visa.

I guess you try to explain about the TM6 Departure card?

Not about the application for permanent residency TM9.

Talk to your local Immigration Office, i'm sure there is a way to report your guests.

And before the discussion start about the requirements and the income of Digital Nomads, there is a Digital Nomad Visa official called the Non Immigrant B visa.

But be aware people do need to pay tax if they work legit in Thailand.

You or landlord reports that you reside at that address within 24 hours of arrival
