My two cents : It’s funny how they are so dependent on tourism but hell bent on limiting the farang bringing money to their economy. Over the last years they entered the tech/financial sector and now they thought they could be “independent “ and regulate tourism. Problem is the generation who now are in their 40 wanting to settle down wishes to own rather than my parents who were happy to rent. The younger generation are also in to building financial independence and are now showing interest in countries where they can invest. Even if they did that's fine because they know when they come to the US they can get away with everything but paying should not be a factor of you staying here I think the Visa is being steered towards the elite and those who are retired needs to change they have to make their visa laws more relaxed for torist. If border runs are such a problem for them then why is it not a problem for everybody else? I understand them wanting to have their sovereignty as an American but it's never understandable the other way around. I love Thailand but they need to fix things because they allow people on tourist visas to rent one year contracts in the country to rent property I think they need to stop doing that because if you're not going to be able to stay your entire contract they shouldn't be allowed to rent anything out to you other than a hotel unless you can qualify for a Visa that will allow you to stay long enough to live through at least a year contract that would bring tourism up it benefit their economy much more

Actual tourist numbers are up, it's just the money they are spending this time of year is down in certain areas. One in particular is the fact all tourists are drinking less alcohol, and seen in the fact they now allow alcohol sales in tourist areas during religious holidays. Beer sales alone are down almost 40%.

The challenge with long term tourist visas (which does lower the admin hassle for tourists) is that it would result in substantial revenue loss for visa. Never say never, but seems highly unlikely. For 10 year, they already have LTR, O-X and Thai Privilege. But the common thread there is that they are not offered to backpackers etc. Aimed at HNW visitors.

there are no guidelines with an agent. That’s why people use them. They do all the work for you and allows you free time to enjoy your time here. I can understand Derek’s frustration with the silly nuances of a marriage visa.

With that said, LTR and DTV visas sure make life a LOT easier for anyone who qualifies. Best visas Thailand has ever offered.

The TAT and the Thai newspapers throw out dozens of "proposals" every year that never materialize beyond clickbait. You can ignore anything you "hear" until it's published in the Royal Gazette.
