I think there is a soft requirement of insurance, but I didn't buy any and nobody asked for it.

I had to buy a visa once I was here. Other than that, no restrictions.

I am US citizen by the way.

Immigration told me I would have to pay the fine and for everyday I didn't do it. However, they are pretty reasonable and didn't make me pay. As recommended, use a cheap hotel.

Pre-covid, bus tickets work as onward travel. Likely it will still work. Hat Yai to Peneng is the cheapest I found. 12go.asia

I did border runs for years. Immigration grilled me twice but allowed me in. You assume a certain risk. If you fly in, the may not allow you in. If the refuse you they may require you buy a ticket back to your home or wherever you came from, or to any country you want, you wont know until you are in that situation. If you come by land if they refuse you entry you maybe able to go back and try a different border crossing, or the same crossing at a different time.

You will most definitely want a plan B incase they don't let you back in.

Once when I was getting grilled by an IO they told me it looks better if I stay a couple of weeks in the other country. After that I started to visit other countries 2-3 weeks. Its a nice excuse to travel.

My guess would be the British passport just because UK is part of the G7. It's likely the same process with either passport. 50+ years old. 800,000 baht to park in a Thai bank, some other things.

Retirement visa come in two forms, those acquire in Thailand and those Acquired outside of Thailand. They each have different requirements and advantages.

Yeah.. I dont know how I feel about that. Part of the reason I want to buy a home is to not pay rent, but it's only good if I can sell. If I loose a little its ok. If I loose it all then renting is the better option for me.

A buddy of mine who owns a few condos and has bought/sold over the years, speculates that the market is really low now but expects it to pick-up.

For me it's less of an 'investment' but more of a stop-loss.
