What are the condo transfer fees and insurance recommendations in Thailand?

I am considering purchasing a condo.

I would like to know what to expect to pay in transfer fees. The previous owner has owned the condo for more than 5 years.

Also,

Anybody have a recommendation for Condo Insurance? If I have a busted pipe, I don't want to have to pay for my neighbors to redo their condo.
