Take plenty photos check for defects, using timestamp app. E mail them to landlord/owner if possible for proof when moving in. Dont forget undersinks and stuff

Usufruct will make no difference to TM30 it will be the holder of the Blue book for the house and land. You can get the house only registered to you but to me thats a bit pointless and will just mean you can do app in your name which is quite a simple process
