Quick question, we are moving over in August and im upto date on getting bank account no problem. I read today that for your extension that they need a rental agreement for 6 or 12 months to apply for there extension.
We are having a house built and are only renting for 4 months? Hopefully if it's finished on time. The person who wrote it did not say from what visa he's extension was for.
Mine will be from NonO married.
Will 4 months rental be okay or will my house build contract be okay.
I understand each IO will make there own decision. I will be doing this in Hui Hin.

From what I can tell it all depends on where you do the extension and even what officer you see as they can interpret the rules differently. The rules are not 100% clear and you should go and talk to the office you will be using when you arrive. Everybody's circumstances are different and for you having the house built would be different to someone living in a hotel and also being on a married extension will probably be considered differently to a retirement extension.
It was odd, I need a year's condo lease to open a Thai bank account, but not for the, in my case, Non O based on retirement 12-month extension of stay.
I don't think you need to worry about that. If you weren't married in Thailand there are some steps you should take to authenticate your marriage certificate before coming to Thailand depending where you were married
