Hi there, I know one should apply for a Non-O Visa before coming to Thailand to start the process towards retiring in Thailand.

I am confused about whether it has to be issued from your home country of citizenship or if it can be done from another country,

I see a number of comments saying you can do it from Vietnam for example.

We travel a lot and could quite possibly prefer to apply from another Thai Embassy other than New Zealand. I know the NZ embassy will say we must apply from them, but is it correct?

It is likely we will want to go from Europe/Turkey where we currently spend nearly six months a year, to Vietnam and apply for Non-O Visas there before going to Thailand towards the end of 2026 with the view towards achieving retirement status?

We would be heading to Hua Hin to set up accommodation and bank accounts etc. We have the funds to deposit the 800k baht each.

Ideally we’d prefer to manage the process ourselves or are we better to use an agent to make the process smoother and watertight?

Appreciate some advice.

My Non-O visa was approved and we will leave Thailand to re-enter and activate the visa. Currently we have a rental the lease runs out beginning of December and we will go to Hua Hin. Would I be better off to go to Hua Hin as soon as we re-enter Thailand and get a new apartment lease and TM30 for the bank account t or would it be safe to wait two weeks and then go to Hua Hin and open bank account t and get lease? TIA

Moving to Thailand next year, but I cannot decide on where to call home. My elderly father is coming with me, so we want to be near great hospitals. Cannot decide between Changmai (burning season worries me) and the burbs of BKK. Any input?

My steps for immigration to HuaHin

Everything is slowly falling into place. I plan to book a hotel for the first few weeks and then look for a suitable condo. Last time, I stayed at Kian Haad, near Market Village. I think there are better options. So any hotel advice would be welcome.

However, I still have a few questions.

*Is this address acceptable for returning the embassy affidavit?

*Is a hotel's TM30 sufficient for applying for a bank account and renewing my Non-O?

My husband and I are moving from Phuket to Hua Hin just before Christmas, we are on DTV Visa, we have bought a house there (30 year lease on land), my question is how do we do our own TM30's, I heard there is link to do it, but cannot find it, really appreciate any help, thanks

Found a house near Hua Hin area that finally feels right — big space, rare 2 master bedrooms, perfect setup. Owner dropped rent from 45k to 35k/month with 1 month free, but only if we cover repainting, deep clean, small repairs, and all new furniture (looking like 100k+ upfront). If it were turnkey it’d probably go for 55–70k. We do plan to stay long term, but not sure if the landlord will be reliable since he’s pushing all work on us. Would you take it at 35k + repairs, or keep searching?

Hi Guys, opened my two bank accounts yesterday with KASIKORNBANK in Hua Hin and now want to fund them. First to transfer money to a savings account..and a mimimum of 800k bht then transferring from there to a Fixed Deposit Account which pays some low interest, about 1%, but better than nothing. The minimum 800k bht to stay in that account to satisfy Non O immigrant requirement.

I have been having a nightmare trying to transfer money from my UK Lloyds account..with also exorbitant transfer costs. So transferred some money from my Wise account just to see the difference. The Wise transaction was done in seconds and at a good rate of 43.5bht / £.

I am now thinking of doing the balance with Wise but understand there may be issues in the future.(?). So would appreciate any advice?

And btw: didn’t need to go to immigration at all. Just took my owner documents, blue book etc., together with my passport and that was enough evidence for them to open my accounts. Thank you.
