I arrived in Thailand on a non-O retirement visa on October 16th. On October 17th, I opened a bank account with Kasikornbank and transferred 900,000 baht to it. I'm renting an apartment; the owner submitted a TM30 form online to the immigration office. I bought a condominium on November 21st. The apartment building owner immediately completed a TM30 form for me and submitted it online to the immigration office. I'm going to the immigration office on December 18th to apply for a one-year extension. My question now is: Can I still use the immigration certificate, the TM30 form from November 21st, to apply for a one-year extension, or do I need to create a new TM30 form? And who should fill it out? Should I fill it out myself, or can the apartment building owner do it for me? Thank you very much for your help.
Hello everyone! Question for those who recently applied for non-o marriage visa in Vientiane. As I understand, you need 400k in your account at least 2 month before extending you marriage visa in local immigration. But is it also true for getting a new visa in Vientiane? Or can you deposit 400k like a week before applying for 1 year non-o multiple entry visa and then re-enter the country every 3 month without going to immigration?
In the past 2 years I got non-o multiple entry each year and had to re-enter Thailand every 3 month. But they never asked me for the 400k in the bank or 40k/month income.
My 60-day visa exemption period will soon expire and I want to go to the Immigration Office for a 30-day extension. I have a question about the TM30 document that need to submit for the extension application. I signed a 6-month condo contract (because I planned to do one visa-run) and haven't actually lived in others places in Thailand for those 60 days than my condo. Now I'm wondering if the immigration officer will be suspicious if I give them a TM30 with a "from-to" date and he sees 6 months (I don't know if a landlord can just give me a document where he put only one month, maybe its an option) and they won't grant me an extension due to the recently tightened rules. I'm wondering if a safer solution would be to book a hotel for a few days and request a TM30 from that hotel. But then I'm wondering if the immigration officer has access to my residence registration history in the system and can see that I have no history for those 60 days except for this one hotel. Does anyone know how this registration system works in practice?
after obtaining an extension of my marriage visa, can I withdraw the money from the account and then redeposit it 2 or 3 months before the renewal next year?

Hello, Is it possible to go to immigration after only two weeks in Thailand with "non o for retirement" and get the one year extension because the funds in bank account are over a million since a year already? or is there a minimum number of day of being in Thailand before a one year extension can be stamped ? thank you all
Heads up to anyone using Pattaya Immigration. I had my annual interview for the Non Imm. O visa Ext. of Stay thru marriage yesterday. Nightmare. Worst in 28 years. Even my usually unflappable Thai wife was upset at the process. Home photos rejected. Had to go home take more, a 1-hour return drive. Photocopies unacceptable. In and out all morning to get more done then having to queue up again in long queues of at least 40 or 50 people in front of us twice.
The female immigration officer even had a problem with the map to our house which we printed off from Google Maps. Not good enough. It had to be hand drawn with a copy so that means hand drawn twice. Don’t know if the IO was just having a bad day or not but doubt it as a friend said he had something similar happen to him last week in Bangkok immigration. Oh and marriage cert. good for the last 23 years, not anymore. Needs updating every year now so had to go to the Amphur district office do that.
The questions they’re asking nowadays are very invasive as well. Why did you move? (asked twice) How did you pay for your house? Got receipts? Where does your income come from? Got any pension? Proof? Receipts? Be warned. It’s a new dawn in immigration these days and the bank freezes were just the start. I’d be interested to know if anybody’s had similar experiences having done a recent 1-year Extension of Stay on long-term Thai visa. Thanks.🙏
