Ok.. so I arrive in Phuket in a couple of weeks( pre 1st May ).

I have accomodation for a couple of weeks and will source year long accomodation when I land.

Seeking a Non O retirement visa.

I take a TM30 with relevant docs and try to open a bank account c/w B800000.

This will take a week.

The 800k has to season for 2 months before I apply for the visa but I’m only left with 7 weeks on my visa exempt( NZer).

Do I apply for a 1 month extension or best to do a boarder run a week before my 60 days run out then I can apply for an extension if needed?

Why are people complaining about the moving goal post extension process, surely its a sign that immigration don't like this. This can easily be remediated by briefly leaving and country and re-entering once a year. Reason I bring this up is I just saw someone crying on the Thailand sub-reddit that they are now required by immigration to have a Thai Bank account in order to extend their Visa.

I got my Visa back in September 2024 and already been in and out the country 4 times, without any issues.

180 days on a DTV coming up, living in Pattaya. Can I border bounce either via BKK airport or via a van service to Cambodia on the same day to get another 180 days or do I need to spend time out of the country?

Assuming you receive your 90 day non o retirement visa from evisa website

Am I correct in saying that the days start ticking down from the issue date ??

So if you then book your flight say to arrive 1 month later you then only have 60 days remaining on your visa ??

You then need to have your place of stay address sorted so that you can then open a bank account ( maybe 55 days left on your visa )

Then some days later you deposit 800000 baht into your account maybe ( 50 days left on your non o visa )

Ask your bank for a statement that shows your monies have been transferred from abroad

Then you take yourself off to immigration maybe when you have about 5 Days left on your non o visa taking your statement and confirmed address

AT THIS POINT DO YOU THEN APPLY FOR YOUR 12 MONTH EXTENSION

...really, because I'm American. For a citizen of Chile I understand they currently get 90-day visa exempt stamp upon entry (not the 60 days offered to many other nationalities.) Can this be extended for 30 days one or more times at an immigration office in country? This person has entered Thailand one time this year and stayed less than 30 days, and may enter again next month after being out of the country 2-3 weeks.

As they might want to stay here beyond 4 months, they may need to leave Thailand to get a new stamp. If they go to Cambodia, do you expect that will be easy and will they have to stay overnight in Cambodia? Would it be any different if they did a land crossing or if they traveled by airplane?
