so the person renting can do TM30 themselves? I thought it was landlord as did David in the original post. Surely visitors cannot just start doing their own reporting as it would conflict with the “rules/law” the reason I’m taking an interest as I’m in a similar situation, I have tm30 for my condo but didn’t think I needed to renew it when I travelled as long as I don’t go out Thailand . I will extend my 60 day tourist visa in early November but I’ll be travelling around staying in hotels . I better ask my agent, no doubt there will be a charge

So if the person renting has a TM30 receipt from when they originally rented the condo , say beginning of august then they travel in Thailand several times, the hotels they stay at will file TM30 for those stays. Does that then mean the original condo TM30 from august has been deleted in the system and then needs to be renewed before the renter goes to do a 30 day extension to his or her tourist visa after 60 days. Or for the 90 day reporting if they have a retirement visa? It would seem the agent would be filing multiple reports on behalf of the landlord if the renter was travelling in Thailand and retiring to their condo.it seems quite complicated .Is the TM 30 database always checked against the receipt the person would present for visa extension or would the officer take it at face value ? I might be a bit naive asking that . There must be someone who has been staying here a long time that has had this experience before. Reading the responses I think David or his friend are on a sticky wicket with the agent and immigration. So it’s either 300 baht each time or 1600 baht fine at immigration, if I understood the collective responses . Very complicated

Flew from Scotland with Qatar, I had flexible return ticket initially for 6 months , the agent said she sees I have a return ticket booked but what were my plans as it’s 6 months away . I had booked a cheap flight to Cambodia after reading advice on here. I might still have got away with it but not entirely sure. At Bkk I was asked by immigration officer what my plans were in Thailand . I told her that travel in Thailand and to Cambodia and other Asian countries. Never asked for onward ticket but it was nerve wracking as the people I travelled with all had return tickets within 3 to 4 weeks and sailed through . This is my first time in 5 years coming back to Thailand. My flight landed early hours on a Sunday and although immigration busy it flowed ok. The main concern I think is the airline

do you have to take your passport with you for the immigration to copy or make copies for them? Also can you collect the TM7 form earlier to complete before going to immigration?

I’m in Thailand, trying it out for a year , so I’ll be getting a retirement visa . I have friend in Uk who is thinking of coming over , he’s thinking of 60 day entry with a 30 day extension then go to Philippines for week to see friends in December . Can he re enter Thailand and do another 60 days plus 30 day extension? I read on various posts that this is frowned upon. If he likes Thailand then he may in a few years retire here but now he’s happy with travelling . I just seen on this post a few people visit several times per year . I’ve given him details of this page so you might see same question being asked .

I have a friend coming to Thailand late October, he is happy to rent a condo for a year . He told me it was pointless him getting a retirement visa like I got as he will just enter for 60 days then extend 30 days and fly to either Laos , Cambodia or Vietnam for week then return and repeat it again .I told him that the Thai immigration might not allow him 4 entries to stay over a year. He thinks I’m being over cautious, which I might be, however reading some posts on here it might be him being ambitious. He did say he might return to uk for a wedding in may for two weeks. What’s his chances ? I know the visa system is new so might not have been tested for multiple entries, he doesn’t want to pay £800 + for a 15 retirement visa or put 800k baht in Thai bank he said he’d rather use it to travel a bit more . Is his plan viable ?

hi Marc , I want to keep my uk number and contacts for personal and work reasons . So that why I thought about having a second phone just to use for Thai contacts, bank and bolt app etc .

The agent for visa said I needed a phone to download app for the retirement visa I’m applying for .

Is it possible to open a bank account without a Thai mobile ? Do all banks need apps , I would prefer just to have an account with a card to withdraw/ deposit and pay for goods. I’m not keen on online banking. Very old fashioned I know before I get stick from members. I have uk phone and someone said just to get a Thai sim and put it in. I want to keep uk phone for my other contacts , so where can I get a Thai smart phone reasonably priced and a network sim which I could use separately from my uk phone.
