Does my friend need to refile the TM30 every time he returns to Jomtien after internal travel in Thailand?

Hi guys , regarding tm 30 . My friend rented condo in jomtiem. The agent said landlord will charge him 300 baht if I leave country and as I’ll need another TM30 when he return’s. Question is , he intends to travel to change mai , bangkok , samui etc on different weeks. Is there a requirement to re do the TM30 with condo landlord every time he returns from

Internal Thailand visits or does the original condo TM 30 one stand. I know every hotel

I go to will do one , just if I have to get landlord to do it again when I get back to jomtiem . Plus he will be doing a visa extension so don’t want to mess up the TM 30 report for that in November . Advice appreciated. He would ask agent but thinks they will take every opportunity to fleece him. Thanks

Yes everytime unfortunately Ask the owner for a copy of his id and a copy of the green/blue book and then you can set it up yourself online I know it's not your job to do, but it makes life alot easier.

I rerturned from Vietnam on Saturday, staying in rented condo, going to Korat tomorrow for 1 night and return to condo the next day. I will do Tm30 myself the next day. Right or wrong I don't know.

so the person renting can do TM30 themselves? I thought it was landlord as did David in the original post. Surely visitors cannot just start doing their own reporting as it would conflict with the “rules/law” the reason I’m taking an interest as I’m in a similar situation, I have tm30 for my condo but didn’t think I needed to renew it when I travelled as long as I don’t go out Thailand . I will extend my 60 day tourist visa in early November but I’ll be travelling around staying in hotels . I better ask my agent, no doubt there will be a charge

I have done my own tm30 before as my landlord is absent. Just have all the correct paperwork. Ie landlord I'd and rental agreement.

So if the person renting has a TM30 receipt from when they originally rented the condo , say beginning of august then they travel in Thailand several times, the hotels they stay at will file TM30 for those stays. Does that then mean the original condo TM30 from august has been deleted in the system and then needs to be renewed before the renter goes to do a 30 day extension to his or her tourist visa after 60 days. Or for the 90 day reporting if they have a retirement visa? It would seem the agent would be filing multiple reports on behalf of the landlord if the renter was travelling in Thailand and retiring to their condo.it seems quite complicated .Is the TM 30 database always checked against the receipt the person would present for visa extension or would the officer take it at face value ? I might be a bit naive asking that . There must be someone who has been staying here a long time that has had this experience before. Reading the responses I think David or his friend are on a sticky wicket with the agent and immigration. So it’s either 300 baht each time or 1600 baht fine at immigration, if I understood the collective responses . Very complicated

Depends on the immigration office. Some require you to file a new one if you travel around Thailand and some do not. You need to check the rules for your local office.

Long answer, by immigration department rules the landlord needs to file the Tm30 , will he get in trouble if he doesn’t no, you will, can you file the form, yes, should you depends on the local immigration office, do they care no, should you care not really, can you be penalized certainly, will you be

I think it's the agent taking the piss trying to fleece him for 300 baht.

Or the landlord gets the agent to do tm30 for him and pays him 300 baht not realizing it can now be done online in 5 minutes by anyone. He can do it himself with landlords details and permission.

While it's frustrating for the renter, I understand the landlord. He's renting out and doesn't want to hear about this room again for the duration of the contract.

Your travels are hassle to him, as he cannot forbid them, all he can do is demand compensation for his inconvenience.

I know I know, you're all gonna slug me, but even landlords are humans with busy lives sometimes

i agree. The landlord has a right to be compensated for his time. If the law says he must file the TM30, fine, but it does not say that he has to do work for no cost.

I hear what you are saying, can see your point but still think you are wrong. The rules of Thailand are what they are and as guests we should abide by them. The rule about TM30-reporting is a responsibility the Thai people renting rooms/condos/hotels etc. to foreigners have. So, if its a problem add another 100 Baht to the room-price. It is not the responsibility and never has been, of the person renting the room.

It is the landlord duty, but when you go to immigration for the 90 days report, and the landlord has not introduced the tm30, you'll have to pay a fine 1600 baht before you can do the 90 days report.

not true. You can do your 90-days report at ANY Immigration office, which means you could be travelling inside Thailand and use any Immigration office along your route. Which would mean that when you sleep in hotels, they will of course register you in the TM30 online system. The TM30 online system is a centralized system

Incredible to read, that a landlord asks for 300.- Baht from the tenant, for registering the tenant in the premises.

ACTUALLY, according to the law, the LANDLORD of a foreigner is required, by law, to report a foreigner in his premises within 24 hours of arrival.

If I was you, I would visit Immigration, explain your situation to the officer, then dial the landlord and hand over the phone to the Immigration officer.

And let a Thai Immigration officer tell a Thai landlord about his damn obligations

P.S. . . . . I once needed to do this, on Hua Hin Immigration. My landlord went to Immigration with me the other day. But Immigration still made me pay a 2000.- THB fine for not reporting TM30 in time (no receipt, so they pocketed it)

I would tell the landlord I’m not paying it and it’s his duty by law otherwise you’ll report it to immigration why you don’t have it.

It used to be every night at a new place and when you came back a TM 30. Now only when you come back into the country. It's an important form if you apply for a visa extension.

It literally takes less than five minutes to file a TM30 online. If their landlord is going to charge you that then they need a new landlord.

Seemingly Jomtien don’t require a new TM30 if returning to your main address from within Thailand but do if you travel overseas.

I’ve no idea on their actual policy, just from what others have posted.

In Phuket if you stay in a hotel or a hospital for one night then that overrides your TM30 and you need to file a new one.
