Dear members, check with your local office for their requirements. This post is about application in Phuket.

Some offices require you to have both a Google Maps copy and a hand-drawn map. Some accept just one of them. Some ask you to have a hand-drawn map specifically.

If you meet the criteria, maybe you can. You need to buy a pre-approved property by BOI and the purchase has to be done through a specific channel. Also, the purchase itself has to be approved by BOI before you complete the procedure. If I remember right, the price of the purchased property has to be more than 10M baht per property. You need to contact BOI directly for details.

, there is no "minimum remaining days" requirement for extension applications. You can apply for an extension on the very last day on your stamp.

You need to ask your local office "Exactly when is the EARLIEST you can apply for a 1-year extension", not just "When you can/need to apply for an extension". They may give you just a "don't be in the last minute" type answer to your latter question, it could be one week or one month.

Most offices accept a 1-year extension when your stamp remains 30 days or less.

Chamchuri office wouldn't handle anything related to visas or extensions based on being married to a Thai. You have to go to the Chaengwattana office to get a re-entry permit on your Non-O-based visa or extension.

BTW, There is no such thing "one-year Single Entry Visa". Please check your visa and admitted-to-stay stamp and know what you really have.

Possibly, one of:

- 1-year extension based on being married to a Thai from the local immigration office.

- Multiple Entry Non-O visa based on being married to a Thai from the Thai embassy or consulate outside Thailand valid for 1 year with 90 days for each entry,

- Single Entry Non-O visa based on being married to a Thai from the Thai embassy or consulate outside Thailand valid for 3 months with 90 days for an entry,

Question 1: is this going to be an issue if I rock up at Chaeng Wattana one day late, after the deadline? Or should I go there earlier without an appointment?

-> If you go to Chaengwattana for a 90-day report one day later than the reporting window, most likely you will be fined 2000 baht for lack of the report. They accept walk-ins, go within the reporting window.

Question 2: I guess, in the meantime, I can continue and try to submit my 90 report online , hoping that at some point I will get it right ?

-> You can try again as many times as you want. Just make sure you don't leave a "pending" report on the system before you do in person at CW.

Ask the officer what you need to be careful to submit the next 90-day report online. Better bring a printout of the rejected report PDF. They would tell you which part you should correct to do it online.

, There is NO seasoning of funds (the minimum period you have to have your money in your Thai bank account) for an initial Non-O visa based on being married to a Thai woman at the immigration office inside Thailand. You can apply for it even on the day you deposit into your bank account in Thailand.

If you apply for an initial visa at the Royal Thai Embassy or Consulate-General, the requirements vary by them.

You need to have your funds for two months minimum when you apply for a 1-year extension based on marriage to a Thai woman at the end of the stay from the initial Non-O visa entry.

Check the details of requirements at the exact location (of embassies/immigration offices) you apply for your visa just before you apply for one.
