Go for the remote working option. It will stand up to 5 years scrutiny, especially if your remote working is ongoing

I opened 2 Thai bank accounts, SCB 14 years ago, and K.Bank 5 years ago. Both accounts were opened when I had Non Imm B and work permit. Since changing to DTV 2 months ago, my Bank accounts still function as normal. I have heard nothing from either bank. I’m not assuming I will have no issues in the future, but so far so good

Why not apply as freelance, seems you are much better suited for that route to get your DTV

Please do report back, and let us all know how you get on with opening your Bank account with your DTV. It will be very useful information for many people in this group. Thank you

The 500,000 baht is the same requirement for all categories under DTV, so go for the workcation option

Why not wait to buy a condo until you have a long term visa? Safest option

ah, ok, I was speaking from my own experiences with TM30 filings

You only need to file a new TM30 when you leave Thailand and come back in. The interpretation of the rules relaxed a little from a few years ago

Just book a very cheap ticket, AirAsia online, to Vientiane Lao, for 59 days after you plan on arriving into Thailand. As of today 2,540 baht, one way (USD 80)

I did it before, and it’s accepted. It’s a ticket back out of Thailand.

You go to the immigration office in the province you are living in before your 60 day visa exempt stamp is finished and apply to stay another 30 days. After then you do have to get out of Thailand.

You will have to go out of Thailand anyway to apply for your DTV. I suggest go to HCMC, Vietnam and apply online with the Thai embassy in HCMC. Providing your application goes smoothly, it is taking around 7 working days to get approved and visa issued.

In Laos it’s taking much longer for DTV applications, 2 to 3 weeks in some cases

I also included the info regarding my property rentals, including the rental contract, and highlighted on my 6 months Bank statement the income from the property rentals, and income from freelance work. All explained in my covering letter

They want to know if you have enough income to support yourself whilst in Thailand. They know that 500,000 baht is not going to last even 1 year, let alone 5
