I submitted my application on 1/10 and approved 8/10. This group was super helpful so thank you to all people that commented on my posts to make the process easier.
I thought I would share my experience for anyone who are business owners with multi-layer company structures across international borders.
I am a new property business owner, I own houses for rental and also buy houses to flip in USA. I am a UK citizen so my company structure is layered. The importance was showing the link of my personal name, that owns the UK/Irish companies. Then demonstrate the link of the UK/Irish companies that sit within the USA LLC that own the properties.
I am also a chartered surveyor and an examiner for the RICS (Chartered Institution).
I submitted the following to the London embassy:
1. Covering letter explaining my business and professional profile
2. Link to RICS website showing my RICS profile
3. RICS SLA agreement for being an examiner
4. Company Registration of UK/Irish/USA companies
5. Operating agreement of USA company (showing my UK/Irish company member listing
6. Title ownership documents of 3nr properties
7. Bank statements from all business accounts and personal bank account. Business ones just showed balance, personal showed 3 months which evidenced money coming in from business accounts.
7 days to approve, no additional documents requested. No interview, no flight tickets, no rental contract and no TM30. However I would recommend submitting these as I’ve noticed this has been asked for other applications.
This was a complex application so a little nervous it wouldn’t be approved with my companies only being a few months old. My business accounts have a very high level of money in them to purchase properties so that may have contributed to the easier approval.
Anyway thought I’d share my experience in case anyone submitting are company owners with complex structures!
I have a company based in Hong Kong, and I’m planning to apply for the DTV visa. Should I apply using my business documents, or through the Muay Thai school with Compass? Do both options have the same chance of approval?

Can you switch from a DTV to a Business Visa? My partner and I are planning to open a bar, but want to do a few months of intensive Thai language classes while we scope out locations and business partners before we actually need the business and spouse visa. Considering whether a tourist visa (exemption - Australian) or soft power DTV is wiser? All advice welcome.
Situation: Changing from business visa to retirement visa. Meet all the requirements, got the bank funds etc, got all the paperwork, confident could easily do it myself.
But .. always nice to not have to wait in every line and get possibly hassled about every 'discretionary' detail. Take a nice agent friend have it all go smooth.

DTV Approved! Big thanks to everyone here for the advice 🙏 Thought I’d share my experience:
* UK passport holder, sole trader running an online business.
* Applied in HCMC on 9th Sept. Sent: business + personal bank statements, a 4-page PDF of old socials, Shopify reports (turnover + sales last 2 years), a few supplier invoices, and scans of passport/exit stamps. All the other basic stuff they ask for on initial aplication.
On 15th Sept they asked for 6 months of salary slips (which I don’t have). I instead:
* Highlighted all transfers from my business to personal account over 6 months.
* Added a short cover letter explaining I take drawings instead of a salary + screenshot of £12k savings (~518,800 THB). Made sure the screenshot included the date and time on my computer.
* Combined everything into one PDF (important tip: keep each requested section as a single PDF).
They also wanted photos of every passport page (even blank ones) with proof of date/time. Couldn’t find a newspaper and spent far too long walking round Ho Chi Mihn looking for one 🤣 so I used a coffee shop receipt showing date/time next to the pages, again combined into one PDF.
