you can, but payment to non-commercial bank accounts (needed for things like a lot of food stalls) need the second step with a drivers license (work permit also works).

If you have a Thai drivers licence, you can get True Money set up far enough to pay your electricity, water, internet, and pay at most food stalls. That gets you far enough for most practical purposes.

There is certainly a process to transfer a stamp from an existing visa into a new passport, but that MIGHT have been compromised by re-entering instead of working with the embassy wherever you were when the passport was replaced (I say might because it would in some countries, but I don’t know it to be true here). I think you need to pay a visit to immigration to untangle this. Take any paperwork trails you have about the replacement passport and your old visa with you.

You’re getting contradictory information because you’re not using the standard pathway, and that’s a fragile and brittle way to do things here. The way you are “supposed” to do it - that is, the pathway designed for it - is to get a 3 month non-O from home (which has reduced requirements), come to Thailand, setup the bank account on arrival, transfer in your money and let it season, then use that to get the long term visa extension. If you particularly need to do anything else, like you’ve already closed down your life at home and it would be very expensive to go home and start the process there, you’re outside the normal sequencing, and you really will need a visa agent to help you find a way that works. As a foreigner with (I assume) no Thai, you will struggle enormously to do non standard things without help here.

I can’t comment on whether you need it in your scenario, but when we have needed them we just get a cheap throwaway ticket to Singapore or KL.

I was here on an initial 3 month work visa when my landlord did my TM30. They nominated the lease end date (1 year). Immigration were fine with it when I went for my certificate of residence (which requires a valid TM30). Each immigration office is potentially different - this was Samut Prakan.

What issues? There are thousands of empty condos here - do you have any unusual requirements? I would suggest using just Marketplace rather than groups, I’m given to understand that’s how locals find a rental.

it’s a name problem. Did you check the name autofill from the image capture of your passport was correct? People have reported that can be transcribed wrong sometimes.

I imagine to avoid tying up capital you could invest more profitably elsewhere. If you’re planning to live on 65K or close to it, you can meet that requirement through normal living.

Side question, can you earn rent from Thai property legally on the retirement visa?
