Hello everyone! I have a question regarding the DTV visa and TM30 registration. If my rental contract states that the lease starts on a certain date and ends on a later date (for example, a full year), should I indicate the end date of the lease in the TM30 form as well? Or is it better to leave the checkout date open-ended? I’m concerned about potential issues with immigration if the visa validity period doesn’t match the lease end date.
Has anyone experienced this before? What approach did you take, and did it cause any issues with immigration? I’d appreciate any insights or advice on how to handle this situation.
Thank you!

TLDR : Answer Summary
The discussion revolves around whether to indicate the lease end date on the TM30 form when applying for a DTV visa. Responses indicate that the check-in date is crucial, and many have successfully registered leases longer than their visa validity without facing immigration issues. Landlords typically handle the TM30 submission, and experiences vary by immigration office. Users suggest that indicating the lease end date might be acceptable, but it's not often scrutinized as long as the check-in date is accurate.
It doesn't matter, what's important is the check-in date. For example you go to Chiang Mai and stay in a guest house for a weekend that reports you staying there and it immediately voids/overrides/supercedes your previous TM30.
I was here on an initial 3 month work visa when my landlord did my TM30. They nominated the lease end date (1 year). Immigration were fine with it when I went for my certificate of residence (which requires a valid TM30). Each immigration office is potentially different - this was Samut Prakan.
No issues. My rental contract is valid for 1 year and 3 months and the tm30 the landlord submitted also mentioned that. but my visa would expire in 3 months. Went to local immigration office to get proof of residence certificate to get the Thai driving licence. Didn't do any 90 days report yet as entry was just 5 days ago when I went to get the certificate. They just gave the certificate and mentioned the visa expiry date. No question asked.
