TLDR : Answer Summary
The discussion revolves around a person considering their visa options while owning two houses in Koh Samui. Queries arise about the perceived high costs of the retirement visa compared to the value of their properties. The comments highlight confusion over the need for a visa despite property ownership, with others pointing out the affordability of the retirement visa and suggesting alternatives like the Thai Elite Visa or the Digital Nomad Visa (DTV). Some community members express skepticism about the individual's claims.

You own two houses in Koh Samui and your saying retirement visa is too expensive, hmmm,đŸ€”.
Roberto *******
How do you own 2 houses in Samui, but have no clue about visas?

This is a troll post
ThaiIta **********************
Both of them are valid option but it depends how long are you planning to stay

Hi! I am now at Hanoi and assisting my DTV clients. Let me know if you need help.

The answer is Thai Elite Visa
Si *******
I’m confused, two houses on samui, which doesn’t come cheap

But you think a retirement visa is expensive, at 1900 baht and 20k tied up

Actually I’ve just wasted 30 seconds of my life typing this.
Brandon ************
A retirement visa is around $60. How is that expensive?
Luc *****************
đŸ€ŁđŸ˜„đŸ€Łtwo houses but a visa is expensive ??

@Luc ****************
yup, I was about to post the same comment
Christer *****
You work via internet for an employer in another country
Dave ********
How do you have houses in samui but no visa ?
ElĂas ********
@Dave *******
no visa is required to rent or even buy houses. Said so, owing houses per se doesn't give any special migratory rights.
Stéfan ********
@Dave *******
you don’t need a visa to own property in Thailand
Stefan ************
@Stéfan *******
and company with Thai nominees, the grey area is about to be erased soon. They are coming for the farangs owning houses via their company. I got my reliable sources.

@Stefan ***********
then pls, make your own post on a property forum where you can tell people about your looong time in Thailand and "teach" everyone that are interested in learning from all the knowledge you got from your reliable sources. Meanwhile others can get back to the visa subject that the OP actually asked about!
Stefan ************
@Cissi ********
it's not about teaching or telling anyone what to do... But I'm surely allowed to give my 2 cents.
Stefan ************
@Cissi ********
it's an open discussion and you are in no obligation to tell me what I want to talk. I also don't tell you how to eat or?
Cissi *********
@Stefan ***********
If you feel like telling me what to eat, feel free to do so in a PM. This post has far too many off-topic comments already, but you don't seem to get my point. "Open discussion"? This is a group about DTV. The OP asked for a visa-related advice. Yet you and a couple of others hijacked his post, making 14 property-related comments. And there were no stop in you... Had the OP responded, wanting to discuss his "house ownership", I would have just scrolled past. He didn't, hence I suggested you should continue the off-topic discussion elsewhere. Sure you are allowed your 2 cents (so am I btw), but you seemed more like wanting 100 dollars!
Stefan ************
@Cissi ********
I mean , you felt free to satire me , doubting my credibility about sources , throwing in a word like "teach" . Im friendly all the time , I just give my opinion without attacking anyone personally. So I don't understand why you feel the need to give me YOUR off topic opinion , instead of just moving on if you are not interested. So me talking about your food is pretty much the same off-topic than you wanna "teach" me what I can talk 😉
Stefan ************
@Stéfan *******
you can't legally , officially own any property in Thailand other than a condo. What are you talking
ElĂas ********
@Stefan ***********
a condo is also a property. In many countries, we just say "a house" when referring to vertical properties in buildings ie apartments/condos
Stéfan ********
@Stefan ***********
a condo is a property. Also, the op said “houses”. You can lease land and build a house on it. Lastly, you can own a company which itself acquires property, as long as it’s a legitimate business
Stefan ************
@Stéfan *******
and yes you can lease land , you can build a house you technically still don't officially and legally own it. But hey , whatever ... You guys interprete it however you like. I've been in Asia long enough and act after my knowledge . đŸ˜ŠđŸ«°
Stefan ************
@Stéfan *******
I just explained you. This grey area of companies buying houses will be soon tackled.
Stéfan ********
@Stefan ***********
the grey area you’re describing if for the ones who create these entities solely to acquire properties. Tons of foreign companies own land in Thailand.
Mr *******************
@Stéfan *******
these are trading companies that actually do something and own the property to carry out their legitimate business. The company structures set up to purchase houses are not that, there is no legitimate business.
Stefan ************
Mr 5 Bank Accounts As I said , let us wait and see next year. It's Thailand , alot things over the years get announced and never happen. I'm happy for the people if they will be left alone and can live their life's. I just tell , what I hear from my Thai friends. In the end , I'm also just a farang in Thailand and surely don't know it all.
Stefan ************
@Stéfan *******
Tackling grey areas of companies purchasing houses for private housing . Let's see what's coming , I heard some different stuff.

I don't wish anyone that it happen and hope everyone can happily keep and live in their houses.
Ossie *********
@Stefan ***********
if you lease land you own the property you build on it then when the lease expires the land owners are rubbing there hands unless you build a module home and dismantle it before the lease expires
Stefan ************
You legally occupy the land for the term of lease... But you don't own it , you are not entitled to it.
Ossie *********
@Stefan ***********
but if you build on the leased land that build belongs to the lessor
Stefan ************
@Ossie ********
and also your modular home. As soon you put it on someone's land it technically is theirs. And if they really want to f you over they can make sure that you can't take it off their property. But again , do and believe whatever you want . 😊
Stefan ************
@Ossie ********
wrong , it belongs to the owner of the land . You just are using it for the time of lease. Please inform yourself. Nothing will be in your name. And there have been plenty of cases , where leases will be canceled after someone built.
Stefan ************
@Ossie ********
okay , fundamentally wrong understanding of leasing and owning. You lease, that's why it's called leasing and not owning. There is a reason it is 2 different words.
