TM30 problems!! Tomorrow I will go apply for the 1-year spouse visa. I'm currently on a 90-day non-O.

While gathering everything I need, I contacted my condo agent and asked him for the TM30. He sent it a few hours later and upon inspection I noticed the "move in" date was today, 23/10/24. Apparently they NEVER did a TM30 for me despite us having a conversation about it upon move-in and my wife and I were assured it would be done, no problem. But when I asked him for it today, he just made one up on the spot with the incorrect move in date.

So now, I am forced to go to immigration tomorrow with a rental contract that says I moved in August 10th and a TM30 that says I moved in October 23rd.

How screwed am I?

Hi all, I'm looking at getting a 12 month lease on a condo in Central Bangkok near Asoke. The project has dozens of condos available through various agents. Given that most are all at the same price, is it possible I could get them down on the listed cost? It seems there is a lot of availability with little demand... And in most markets that should mean a possible discount...

TM30 question.

have a 2 year lease contract with condo owner, first TM30 filed by owner for the full length of lease contract which expire on 2025.

recently went outside of Thailand and returned on June 5, asked owner to file TM30 again, Owner advised that TM30 only needed to be filed again if we move out of this property and do not need to file again if we continue to stay at this property. is this correct?

Hi everyone. I’m looking to rent a condo for 1 year contract in Bangkok, the area of Phraya Thai. I have had the run around from many Agents and in the end they say the condo has been rented. First thing they ask the price and where I’m from. As soon as I tell them they say that I can increase the price. And after, they charge me booking fees (which is a total of 1 month)even though I say I can put the deposit right away and that I don’t need the booking. I’m very confused, sad, overwhelmed. Does anyone know of an agent that is trustworthy? I need to move out of my airbnb by April 17. Thank you.

Okay I could use some advice. I'm in the US just came back from thailand. I want to go back for retirement. I understand that I need to apply for a 60-day Visa extend that 30 days when in Thailand. However I can't get past the E application. It wants specific dates flight information and hotel information. My plan is to book that after I get the visa. Also I'm only going to stay in a hotel for a week and during that week look for a condo in Bangkok.

Some scratching my head trying to figure out how to do this when not having specific information to give them. Should I just come for 30 days into Visa runs instead? While my retirement Visa is being worked on?

And yes I meet the requirements I'm over 50 I'm retired and I have the income that they require.
