In your 2 countries I’m guessing you’re a citizen and the rules are different for you as a citizen

I’m probably sure you don’t keep up with foreigner rules in the 2 countries you’re a citizen in as far as visa requirements businesses opportunities and tax requirements

So if you own property in Thailand as a foreigner to use as a Monthly investment stream via rental income you need to have a WP and TIN to do so

Thais are citizens in Thailand just like you are in your 2 countries and play by different rules than foreigners

The Foreigner needs a Thai Tax ID number (TIN)

If the foreigner doesn’t have this then the landlord is operating an illegal business in country

If they have a TIN then you can have a foreigner as a landlord

You can ask they may or may not be 100% honest with you

It’s a risk, so either buy you’re own domicile or rent/lease from a Thai national

You can buy 60 day SETV visas that don’t count against your 2 visa free exemption stamps per year

Or any other visa

But the knowledge was there from a seasoned veteran with contacts

all you friend has to do is buy a 60 day SETV visa and he should be good to go

This is only if he doesn’t go over 180 days in a calendar year

According to the rule book that may or may not change

On 1 January you as well as everyone else should start at zero

Seeing that it’s not 1 January yet it’s all speculation because well it’s the future

But in theory yes on 1 January it resets…but in practical application it’s the future and nobody can give a rock solid answer

So we wait and we will see on 1 Jan
