Explain to me please, 1- Why did they design a visa with only 6 month per entry if this is a long stay visa ? 2- Why the ministry of tourism said clearly it is still a type of tourist visa ? 3- Why you don't have any privilege like other long term visa, like opening a bank account ? or get a 5 year driving license ? The truth is there was a loophole for some time when people didn't know if it was allwed to stay almost all year long in Thailand. A representative of the ministry of tourism clarified this. But clearly DTV was NOT created to be a NON O or RESIDENT visa.

I don't think like you. The DTV visa is initially designed for people that want to spend up to 6 months per year in thailand. It will not be suspicious to be out of Thailand for an extended period of time. Instead It will bring more scrutinity if you exit and enter the same day, just to reinitiate the countdown. (even if this is allowed to do this)

well, i am not so sure. Thai imigration are known to change the rules of the game quite often. There are the "real rules" and the "unspoken rules". I myself experienced the troubles about getting my NON O visa extension. I understood they would not give me my renewal whatever i do, when they sent me back home for the fourth times because the pictures i was supposed to show didn't suit them for totally stupid reasons (need to wear long trousers, in the kitchen, on the sofa, show the house number, draw a map of the aera where the house is located (no you can't print Google map...) ect ect . DTV visa could very well be revoked or they can request any other dumb rule making it impossible to keep using it because they found this visa not suitable anymore for the country.

i would add that you can't be owner of a villa in Thailand because you can't own land. You could be leaseholder or you could be director of a company that hold a property but this would probably not be compatible with DTV visa.
