Jim Davis I don't know what you're talking about, but I only went to immigration once to get the documents I needed for my one-year extension, and then I went back to immigration once, on the 61st day of my non-O retirement visa, and just an hour later I had my one-year extension.

Lynnette Munoz Even with an international driving permit, you're only allowed to drive in Thailand for 90 days. Don't forget that.

If you, as the owner of your condo, request a yellow house book, I assume you no longer need a TM 30. Brandon Thurkettle now this i think ..😉

I have been given a TM47 form by the Immigration Service to complete and submit every 90 days, that's it.

That's possible, but my situation is different. I own an apartment and live there myself. I don't rent it out.

I, a Belgian citizen, bought an apartment in Thailand in November 2025. I applied for my one-year extension on my nonO Retirement on December 18th. Among other things, I had my deed of sale and the land office registration with me, along with the necessary documents. I don't know anything about taxes, but I do know that the seller of the apartment covered all taxes, as stated in the deed of sale. I had no problems obtaining my one-year extension.

Listen to the good advice from some people on this site; there's only one good option. I applied for my Non-O retirement visa in Belgium, which only cost me 80 euros, and applying online is a breeze. A good week later, my visa was approved. Once I arrived in Thailand at the apartment complex where I signed a one-year rental contract, the building owner immediately submitted a TM30 form online to immigration. A day later, I went to immigration and received proof of residence. I immediately went to Kasikornbank nearby. After 30 minutes, my bank account was opened, the banking app was on my phone, and I had a Visa card. I immediately deposited more than enough money into my account to apply for a one-year extension after two months. I had previously asked the immigration office in this municipality what documents I needed to submit to apply for my extension. I carefully filled them out, and two months after depositing the necessary money, I went to immigration and received my extension an hour later. If you put in a little effort, you really don't need an agent to make this happen. Good luck!

You need one original document and one copy for both driver's licenses. You also need an original document to apply for the white license plate.

I applied for my one-year non-O retirement extension and a Multiple Re-entry permit at 9:15 AM. I left at 10:15 AM. It cost me 1900 and 3800 baht, respectively. Then I requested a special proof of residence, required for applying for my Thai driver's license and obtaining the white license plate for my car. This was produced immediately in duplicate for 800 baht. Immigration office in Pathum Thani. Friendly staff and very quick service.
