Went to immigration for a 1 yr. Retirement stamp. Had everything on the list they gave me. Thinking i have it made. They want to see the title deed and a photo of the owner that i am renting from. I went through a realtor so I'm hoping he cab obtain these things. So renter beware.
Answer summary
A user shares their experience at an immigration office while applying for a 1-year retirement visa in Thailand, highlighting unexpected document requests, such as the property title deed and a photo of the owner they are renting from. Several comments discuss the growing trend of these requirements and the challenges faced by renters, particularly those renting from foreign owners, indicating that additional documentation like a Tax ID and house book may also be needed.

That’s not new, they told me bring the owner back with me and her to have all the proof of ownership and a copy of the rental agreement…. She was not surprised and had everything bundled together, not hesitation on going with me.

That's why I hate doing it myself, too much of a headache. If you can afford live in Thailand, just pay an agent

Where are those members who said that my Yellow Book and Thai Pink ID for foreigners are useless?

Nothing of the agony described in previous posts ever seen. To add, never another TM30 by anyone, what I have is valid forever.

This and the TM30 really pisses me off because it put landlords off renting to farang and makes it more and more difficult to find somewhere decent to rent.

I rent a condo and when the agenti rent a condo and when I signed the contract a copy of the contract, the title deeds and ID card of the Thai owner was provided. They also gave me a copy of the TM30.

on two occassions, they had me go back to the house, take new pics, then make a video call, which they apparently recorded. Always a new one.

that’s cos they want you using an agent. No money for them in folks doing it legally. So the give you the runaround.

This has become a fairly common requirement spreading across Thailand in one form or another. A lot of times they also ask for the owners Tax ID number.

I, a Belgian citizen, bought an apartment in Thailand in November 2025. I applied for my one-year extension on my nonO Retirement on December 18th. Among other things, I had my deed of sale and the land office registration with me, along with the necessary documents. I don't know anything about taxes, but I do know that the seller of the apartment covered all taxes, as stated in the deed of sale. I had no problems obtaining my one-year extension.

That's possible, but my situation is different. I own an apartment and live there myself. I don't rent it out.

it's a tax number to pay tax in thailand annually. What I seen was any farang owns a condo and rents out now needs pay tax on earnings or the tenant won't get extension to stay..

@Jim **********
it's an extension of stay - not a visa
Kim *********

@Jim **********
no - it's an extension of permission to stay. A visa is an enter permission and is used when shown to immi when you enter and is replaced - and no longer valid - with a permission to stay. Not same same. The TM7 is called extension of stay.
