I've been in Thailand since yesterday with a non-O visa valid for 90 days. I rented an apartment for one year; I have a lease. The apartment building owner filled out the TM30 form online and forwarded it to the immigration office in Pathum Thani. I've already been to the immigration office twice today, but each time I was told to have the TM30 form filled out and brought with me, even though it had already been forwarded online. I was able to easily open a bank account with Kasikornbank, since I have my visa, my lease, and a Thai phone number. Everything was arranged within an hour. The bank opened an account for me, an ATM card, and a banking app. I've already deposited 900,000 baht via Wise. It took less than two seconds for it to appear in my Thai account. I think the woman at the immigration office got nervous because I've already been there twice today, so I wanted to ask for advice here. My question now is: What exactly do I need to apply for a one-year extension? When should I do that? The day before my 90-day period expires? Should I skip the TM 30 form now since I already have a bank account, and just wait until the day I return to immigration? Thank you in advance for the positive responses.

Just a heads up if you touch any of that money which was transferred to your Thai bank even if its above the 800,000b and you withdraw anything within the two months you maybe questioned by immigration..

That is how the financial world works, has been since 1984. No Mickey mouse like avalit, aqavit or whatever that rubbish company is called. And, they use SWIFT somehow at a lower price and lower priority.

Get a copy of the TM30 and take it to immigration. I would suggest you start the extension 1 yr visa immediately after to have the 900k in the bank account for 2 months, to avoid any issues and you will have the extra time in hand In case you need it. I am also at the same stage as you. Been 1 month with my 880k in account, but I am looking for a good lease for 1 year. Low season and too many options. I would also suggest you pay the extra 4k and get the multi entry so you can travel outside Thailand without too much trouble. Cheers.

yes directly. Once the 1 year extension was completed I walked to the other side of the facility and requested the multi-entry stamp. Took about 15-20 minutes to complete. The Extension is also 1900 baht if you complete the documentation and file yourself. Take some time bit not bad

I am doing exactly what your doing very soon , well when I get there Novemebr , , few questions I have if you don't mind , regarding the phone number it says the bank wants the mobile phone bill with the same address used in TM30 , so to get a mobile phone bill does that mean it have to be a monthly contract phone ? And other question I have is , you have transferred 900k baht to your new thai bank account , is that the amount required shown for at least 2 months in your thai bank account to be able to then go to the next stage in updating to your retirement visa for one year ? I think me and you are on the same process .

800k in your account for 2 monts. .don't go below 800 in the 2 months. Get sim and home wifi for 599 or 699 baht a month with annual contract (you will need both). Very cheap at TRUE. this way you will have a fixed Thai number and fast internet all year. Sim is 20GB and you can easy add more GB through the TRUE app from your phone if and when needed.

the bank teller can enter a USSD code on your mobile that will show the name of the account holder

Itโ€™s something like *#176# (most likely wrong so donโ€™t do it yourself)

They did that at SCB in Kalasin

You need a mobile phone number in Thailand. This will be registered in your name. Ask for proof at the shop. I've had a Thai number for a while now, and I have an annual subscription. I pay 2,500 baht per year for unlimited internet with AIS. You must have at least 800,000 baht in your account for at least two months. I'm adding more because I occasionally use my account to make payments.

You will need a copy of the owners ID and their housebook, and a copy of the properties housebook. And maybe more. Read the manual for the site, it'll tell you.

You will need the same documents, usually along with some kind of letter or lease confirming you're staying at the propery, if you go to Immigration to do it there.

I am the owner of the condo (property purchase from 2008. with my name in the document) while my Thai wife has a Blue book on it. Going with her to Immigration to submit that T30 form. I have 1 year Non O visa extension valid for a year from now.

Then, I get my Yellow book and foreigner ID card.

As the homeowner, your wife can submit the tm30 online.. then you can print off the slip at home or at local print shop.. but get 3-4 copies because you'll need 2 for filing extensions with immigration.. and need to keep one available for inspection with your passport ๐Ÿ˜‰

Not sure what you mean.. you cannot file a tm30 until you are in country.. it is the notification of your residence AFTER landing in Thailand.. it needs to be done within 24 hours of your arrival.. a copy should be retained with your passport.. though a digital copy would probably suffice to pass a spot inspection (eg. by police) but is not acceptable by immigration when filing extensions.. if you are referring to an outward flight then it's not needed since you don't have to produce it to leave the country.. maybe you are confusing it with the 'tdac' which is the arrival card you need to complete within 3 days prior to your arrival.. this can be stored on your phone and the digital copy can be presented to border immigration on entry if they ask to see it.. and is not needed again thereafter ๐Ÿ‘

It is the responsibility of the landlord to file a tm30 for any temporary guest staying overnight in their property.. if you stay in a hotel they will do it after you have checked in and will often keep your passport overnight (or take a copy of it) for this purpose.. if you stay in private accommodation.. eg. with friends or relatives.. they must do it.. and if you rent an apartment the lessor must do it.. it's always the property owner who's name is on the blue book for the house (or unit) that files the tm30.. but they should print a copy and hand it to you as proof that you've been registered at said address.. and you need this available for spot inspection by immigration or say the police if you have any contact with them.. and it's essential if you want to extend a tourist visa.. or if you have a married or retirement 'visa' and are applying for your yearly extension of stay.. copies of the landlord's blue book and national ID card are needed.. whether uploading to the online application system or attending an immigration office to do it in person.. if the latter the landlord should accompany you since it is technically their application.. you are just the subject of it.. and the person who has to pay the fine if you fail to do it and they later find out.. many people forget but if they enter and stay with family and leave again with no contact with the authorities it is unlikely to be picked up by anyone.. since it's not needed on entry/exit by border control.. but anyone staying long term must do it.. eg. you cannot file your 90-day report if you don't have a current tm30 registered in the system.. hope that helps your understanding ๐Ÿ‘ Ps. You can't file a tm30 until you are physically in the country.. and have reached the property where you will reside.. since that is the person who must file it.. and they will need your passport details to complete it.. and you need their documents if completing it on their behalf ๐Ÿ˜‰ PPs. There is an online form to complete.. but if attending in person you simply go to the tm30 desk at an immigration office and hand them your passport and the landlords docs.. they enter you onto the system and print the tm30 registration slip and hand it to you.. so you don't actually fill in a form as such.

Thank you again. I will go to Immigration 30. October, some 16 hours after arrival. I am the property owner, my Thai wife has the Blue Book, Thai ID, Driving licence and everything. I am on Non-O extension for a year from now. We are going together to Immigration, in person.

My Thai wife (we live in Japan permanently) has no a slightest idea about the very existence of TM30 or any other form or procedure. or that Immigration office even exists.

First time, we go in person. That TM30 will will as long as I live, never ever change and always be the latest and current.

With Thai ID and Thai drivining licence that I will get a week after, hotels in Thai wil not have to fill their TM30 and break my residential TM30.

Remember, whenever you travel overseas and re-enter Thailand you will have to resubmit a tm30.. despite the fact you are returning to your marital home.. which also resets your 90-day reporting timeline.. with your entry date being day-1.. you need to calculate this yourself on your first entry and that first 90-day report has to be done in person at your local immigration office.. but they will give you a reporting slip with your next reporting date stamped on it.. and thereafter you can do it online and just print off the acknowledgement when needed.. the difference is that you do the 90-day reports yourself and your wife does not need to be involved.. whereas the tm30 is actually her responsibility.. the reality is that you will probably do it all together.. as i do with my wife since it's beneficial for me to have my translator with me ๐Ÿ˜‰

Yes, thank you. This first time TM30 in person, then online when returning to Thai. Could be 2-3 times a year, we intend to be in Thai 2-3 chunks of longer time (up to 3 months each), hardly ever 90 days report. I am aware that after returning to Thai, first TM30 has to be in person. So be it.

Once I get my Yellow book and Thai ID (31. October 2025) , interraction with the City council should be minimal (that is where I need wife as my translator). The Yellow book is waiting on me 31. October, Thai ID is easy that same day (may take a week to receive it in my post box). After that, going to, say, Hua Hin for weekend, with Thai ID, would not need another TM30 when I return to my BKK home (Thai hotel or whatever do not file their TM30 for Thai ID holders).

If you book hotels around Thailand in your wife's name they may not register you on tm30 system.. but they will insist upon taking a copy of your passport anyway.. they say they won't do a tm30 but still end up doing it because their staff don't communicate with each other.. have been caught out like this before.. be aware!

it goes fast if you are sending Wise to Kasikorn bank or Krungsri.

Not fast for Bangkok Bank unless Wise routes through Kbank which warrants the transfer unqualified as and International transfer at Bangkok bank. Immigration may not accept this kind of transfer.

Your landlord needs to go back into the TM30 system, search for the submission they made for you, and click the export button. This will generate a pdf that is your proof of TM30. This is only available for 7 days after they submit it. It looks similar to this photo but I believe it's been updated so it looks a little different now.

What will be required for your extension is different for every immigration office. Ask your office for their handout of requirements to extend based on being over 50 (often called retirement extension). You can file an extension when you have 30 days left on your existing stamp at most immigration offices. For you, you should be able to file as soon as your bank deposit hits the 2 month mark.

TM28 is a change of address form. It's mostly been retired, but some immigration offices still use it. If they're saying they require it, there's nothing you can do but meet their requirements.
