hi. I’m still learning but the basic - when you do a lease as long as 30 years (the max) you have to then register it at the land office. Apparently the land office is VERY particular about these 30 year leases. I believe that is due to the length of the lease which gives a foreigner total control over the land (unless you make a crap lease agreement for yourself). As we all know Thailand is not a fan of foreign ownership of the land (I’m a fan of that too for cultural reasons).

I do not publicly want to bash a country. But for those who know they know.

Lived in Bohol. (Tagbi area) and Phuket (Rawai). In one place I was hit by other bikes and could never leave my helmet when parked. I made the country where I did not get hit or worry about helmet my main base. And visit the other.

my understanding is everytime you enter Thailand from another country you get a stamp. It is from that stamp you have 364 days to report (you lose a day so it's not 365). But at the 5 year mark no matter what you have to do apply again for the second 5. So essentially with the LTR if you leave the country less than a year each time you know report at 5 years. TM30 still applies.

You didn't leave the country in the 12 months since you got your stamp?
