How did you buy a villa? I thought they were cracking down on company owned properties in Phuket?

afaik no. My gf recently went to do her TR visa extension but they were going to fine her something like 3k baht for not having done her TM.30 properly. They told her once she paid the fine and got the TM.30 she could finish the extension the same day. She ended up doing a border run instead to restart the clock with a clean slate.

Can’t do 90 day report without a TM.30 - it’s very important to ask about TM.30 when booking long-term accommodation here. You can file the TM.30 yourself at immigration though if you have a copy of the owner’s passport and ownership docs, but expect a fine if you waited too long.

I believe there was a short period of time that you could, but no longer. It’s not really that much faster though if you have luggage to pick up.

I used a loan from my bank in the US to buy mine. I just had to put down a deposit to hold the vehicle until the funds were available to complete the purchase.

I bought a new car back in October with a loan from Navy Federal Credit Union. A Certificate of Residence (COR) is needed for registering the car in your name. The dealership offered to act as my agent to obtain the COR on my behalf but wanted something like 5k baht extra. I declined the service and got the COR myself at Chonburi Immigration.

Obtaining the COR requires a current TM.30 and copies of your passport and lease. We have a long term lease on a house here and I’d flown in and out since my last TM.30 report in August. In the past that seemed to be ok since I didn’t change addresses, but Chonburi now wants a fresh TM.30 after every re-entry regardless of address. I had already been in Thailand for a few weeks but didn’t have any issues getting the TM.30 done.

On a related note, a few months later in January they tried to fine my gf several thousand baht for a late TM.30 registration when she went to extend her tourist visa. She ended up using a border run service instead.
