I wonder on the other hand, if you show a 12 month lease on a Condo, they may say your not a Tourist? The accomodation advice seems to strictly mention hotels only for Tourist visas? I think there are 2 advisorys. One for Tourist visas and another for other visas but part of it applies too tourist visas as well.

Looking at the requirements above, i would guess so. You may or may not need a signed copy of your landlords ID for verification. May not hurt to have it i guess.

You can go right up until your last day. Could be awkward though if your paperwork isn't correct.

I just remember that article. It was either in the Bangkok post or The Nation. Pattaya radio ran it for about 3 days. It was too start in 2018, i cannot remember when though.

As a UK pensioner, she could also obtain an O visa simply by showing a Government pension statement at the London Thai Embassy

On that basis, there was absolutely no point in restricting who can get one and even less point in having a requirement in place in order to get a yearly extension?

I would guess now, after the crackdown on Multiple entry B visas, 99% of people will not be able to get another one.
