Hi - I am on my first year extension of stay after having a type O retirement visa. I maintained the 800k balance for 2 months prior to and 3 months after the extension was granted. And after that it can drop no lower than 400k and I have kept it well above that.
My question:
Prior to applying for the next (second) year extension, I understand the balance needs to be 800K again -
for at least 2 months prior to application for renewal?
Or is it 3 months?
Reading the sheet from the immigration office looks like 2 months, while I see 3 months stated on other web sites. There is one site that says "keep in mind the next extension requires 3 months prior, unlike the first one", while the immigration office printout only describes '2 months prior and 3 months after'
Is it possible to enter Thailand from the US as a tourist with passport but no visa, get married right away, apply for the non-o visa, open a bank account and deposit the 400k thb, wait 60 days, then get a marriage extension before I'd need to leave the country? Hope this makes sense!
Do I strictly have to apply for it at the Thai Embassy of my home country or can I also do that at an Embassy in one of the surrounding countries near to Thailand.

I’m currently in Phuket on an OA retirement visa. Phuket immigration allows a combination of 400000b bank balance plus monthly pension payments of at least 400000b to give the required 800000b total. Do the same rules apply elsewhere? I will shortly be moving to Trang province and I’m not sure.
Hi, I'm sure this has been addressed many times. Update: I should edit this. Am looking to purchase a house in Thailand. When looking to purchase property in Thailand, do we get the Thai bank account first before the visa (retirement) and purchase ? The rules keep changing and now I am not sure which order it should be.
- I arrived with DTV Feb 28 so will do my 90 day around mid May.
BUT since it’s 180 days; technically I’d need to leave the country to renter Aug 27.
- is it possible to extend at immigration in Chiang mai or can I do land border run/go for example to Laos and back same day? (Ps I am on the Maui thai DTV route)

Have any of you had success gaining a DTV working as an online teacher of English using a TEFL qualification through a UK based teaching agency?
Asking because that's one of the options for my wife and I in a couple of years once I retire from primary school teaching here in the UK, as the security deposit is lower than the retirement visa, and the DTV gives me options to top up the pension with a bit of income.
