TLDR : Answer Summary
The discussion revolves around the consequences of failing to notify authorities of an address change in Thailand, particularly concerning visa status. Participants share personal experiences and reference specific sections of the Thai Immigration Act (sections 37 and 38), indicating that not filing a TM30 form can lead to being classified as illegally residing in the country. The conversation also touches on the broader implications for expats, including potential deportation and the challenges of being compliant with local immigration rules.

I’d like to see the Revenue Departments check if income tax has been paid by Thai (and foreign) owners that are renting their units out, too!

@Sean ************
no... You're guessing obviously. There's no flat rate. It depends on your overall income.

, Stefan, you guys have no idea, right? Are you guessing?

Under 150k baht a year is tax free. After expenses most condos don’t get that much

no, it's not.

, isn’t it a flat 15%
Barry ******
Most Condos don't really make enough money to really pay any tax on it

tax office doesn't care. I know I tried.

Yes my landlady announced that my house ‘isn’t registered with the post office’ probably along with the other seven houses that have been here for many years. I’ve had my Thai driving registered here along with a few resident certificates. I wonder what would happen if the tax office started to cross reference immigration documents against the properties that are rented out...

Try complaining about morning prayers in a moslem country and see how far you get. This is a little like living near an airport and complaining about plains.
Stéfan ********
I like to complain about rivers

In the plub wan area

Across from top of Klang, it's Thai and majority Muslim.

And I learned after the lease was signed.

Noisy.

Bikes, soi dog's, people work from home.

Call to prayer at 4am and other times.

4 months to go on the lease. Yeah.

There are literally hundreds of of empty rentals around here.

In fairness, when i had the argument with Jomtien immigration over a TM30 report nearly 2 years ago, they did lay it on the line that under the immigration act, sections 37 and 38, failing to lodge a TM30 makes you in the country illegaly. Not sure there's any argument against that if they want to use it.

This is in Bangkok. Just because they don't push you to do it, it certainly don't over ride the immigration act when they decide too run with it.

Everything is fine until somebody decides it isn't.

You like to live in Thailand, by a condo next to a Temple and start complaining about it. Nice way of integration into Thai society. And now you have Immigration knocking on your door. Great move.
