If you want to work in Thailand you have to have a work permit

You can’t work in any capacity on a retirement non-o visa

If you want to work in any capacity you will have to change your visa type

there are plenty of ฿4k-฿8k apartments for rent all over bkk. Some have aircon some have fans

And they don’t care how long you stay because you pay month by month

Short term rentals are harder to find and more expensive per month to rent especially for 90 days

You could just do hostels or hotels which would be easier

Your gf if Thai can own the Chanote on the land you can lease it from her

Then you get a lawyer to draw up an Usufruct for the structure to be in your name for the 30 year lease

Don’t put it on her families land
