How can I report my hotel address, extend my Non-O visa to an annual visa, open a bank account, and find a trustworthy realtor in Bangkok?

I need urgent advice here : this is my 3rd day in Bangkok, my realtor agent promised to take care of my biz ; but as soon as I realized that he tried to rush me into an expensive rental contract, I decided to pull out. I need to take care of the following steps : 🙏🙏

1) where may I report my hotel address ?

can I rely on my hotel to do this for me ?

2) how and where may I extend my Non-O (3-month) visa into an annual visa, so that my visa will be good for a year and I can renew it a year later ?

what is the official name of this type of visa ?

3) what banks do you recommend to open an account with ?

4) please recommend a trustworth realtor agent you have dealt with before for a rental.

(prefer a single room with co-work space、gym、pool、sauna and/or steaming room、within 10-minute walk from subway station, budget 14k-17k baht)

Do a search on Airbnb and you can rent long term and figure out later where you want to be.

Go to immigration get your Certificate of Residence and then open bank account(s). I opened mine with Kungsri for my monthly use and Kadikorn to hold my required amount for my extension.

this is what most front line people say no account without work permit. Just need to find the right knowledgeable person in the bank. It will take patience for them to understand you can not work and need 800k in Thailand Bank.

I think I found using translator app helped me. There must be something I said in verbal that gets lost in translation.

this is what many front line workers will repeat to me. Can not do need Work permit. Somehow I think they have been instructed to say this. But it obviously is not true. I had a lady tell me this and then explained the logic so she asked her manager finally and then came back and said ok,.okay it's ok. I am grateful I'm learning the art of patience in Thailand. 🙂.

i simply showed my visa. My phone number. My residence and walked out in about 1 hour including wait time. They asked if I work in said no its a retirement visa.

I'd recommend securing the services of a Visa agent to get all of that straightened out. The agent will lay out a course of action to ensure a stress-free and time efficient process. The realtor I used was affiliated with fazwaz.com. They worked pretty well on my behalf and got me the condo I'm in now, going on my third year. Given your criteria for a condo I think you're dreaming. A more logical budget range should be about B25k-30k.

I did see though yesterday 3 condos asking for 16k、17k baht at On Nut, Phra Khaning、Huai Kwang (this station sounds very Mandarin to me 🤔)

Don't worry ,relax.😘

The hotel needs to do the TM 30 for you when you are staying in their place.

But if you move to another place? you need to do it again,but still it is resposibilty of the room owner.

Just remember,you don't hand in money to anyone,unless you are sure you are paying to the right person,and you really like the room that you see.😊

Beware of scamer,I.heard that even you see the condo and you move in already,it might be still a scam.😝

1) Just ask hotel for proof of your TM30 if you need it

2) assuming you have a non-O based on retirement, you need to open a bank account ASAP and transfer your 800k. You might need to get the TM30 from the hotel and go to immigration to get a residence certificate for bank account. While you're there, ask them for their handout for the 1-year retirement extension.

3) Kasikorn or SCB

4) Rental agents are specialized by area. So you need to find an area you want to live in first then find agents that know that area.

every single bank branch has different requirements. Just because the branch you went to required something doesn't mean the one a km down the road will.

Look into apartments in OnNut area

Work space and the other amenities are not worth the added costs…there are enough coffee shops and food courts to hang out in all over Bangkok which are free or cost a coffee etc to stay in for hours a day

Get a normal apartment no amenities and use that to buy a water at Starbucks for 16 hours of sit time

Hotel will do your TM30 daily.

Banks Krungsi or Kasikorn people having to much hassle with Bangkok Bank.

You seem a bit lost dont normally recomend agents but why dont you contact Thai visa center who will assist (for a cost) in sorting out your bank account and first years extension.
