You have to file a TM30 first, which should have been done within 24 hours of your entry into Thailand. TM30 is the report buy your house/condo owner to confirm your are living in their property.

Just leave Thailand into a neighbouring country, on or just before the date of your 180 day stamp. Come back into Thailand and get another 180 day stamp. Don’t forget you need to do 90 report

I did a visa extension before I got my DTV. TM30 was late filing, and my wife (the house owner) was fined 1,600 baht

So a sharp eyed IO can spot failure to abide by the rules, and exercise their rights to applying the penalty

But you should have done this within 24 hours of entering Thai land, and living in the condo. Immigration might fine the landlord 1,600 baht for a first offence, which of course you will have to pay

Your Girlfriend has to get her landlord to fill in the forms to say that you are living in that condo. You might be able to get her landlord to register online for the TM30 it’s much quicker and less trouble for the landlord once it is set up.
