How do I complete my 90-day reporting in Thailand without a rental agreement or TM30?

Hi guys, I will need to do my first 90 day reporting on my new DTV Digital Nomad visa soon.

How does 90 Day reporting work if I don’t have a rental agreement/ TM30. My gf pays the rent for our condo so I’m not on any paperwork.

You definitely need a TM30 on file, even if you’re not on the lease!

Since your GF is the primary tenant, she (or the landlord) can register you as a 'guest' via the TM30 online portal. Once that's synced, you can file your 90-day report online.

Don't try the web report until the TM30 is confirmed on record.

rent a nice hotel for couple of days and get TM30 report from them to take it to immig.....make sure to stay in the hotel till you get your 90day reporting done....

Thanks for the info. Just to clarify I would have put down where I was staying in my original DTV application and also my digital arrival form. Does that help?

Those are not needed in filing the TM30. Not connected with the TM30, does not help.

Frankly I think 500 Thai baht to have the Visa Agent ....mentioned in another reply...file the TM30 is a bargain considering your situation and the need to go in person to your local Thai Immigration office to file the TM30.

Do with an agency. This one you can do on-line 500 Baht. Do not need TM30. It takes about one week the process:

OK, I thought you were doing it yourself online at Immigration, which is impossible for the first report of each stay.

But an agent, or any other person can indeed do reporting on behalf of you.

How the will solve the TM30 "problem" I don't know,

Anonymous participant I uploaded passport page, last entry stamp and DTV visa. I wrote the address I was staying. They e-mail and mail the original receipt of 90 days to your address.

You have to do a TM30 within 24 hours of arriving at your resident. It is a legal requirement to report your location to the local immigration office or police station, every time you come back to Thailand. In some provinces you have to do this when you spend the night somewhere else in Thailand and come back, too.

If you haven't done it and try to do your 90 day report, you might get fined, then have to do a TM30 and then you can do a 90 day report.

Regardless of what you're planning, get a TM30 asap.

Anonymous participant no, the immigration details at entry have nothing to do with the in-country immigration. You need to get a TM30.

That's also why you could theoretically skip every 90 day report and never have issues when leaving or entering the country. But you would have issues if you dealt with the in-country immigration, since the 90 day report is their jurisdiction. And it's also a very silly thing to exist in 2026.

Your girlfriend can make a sublease for you, then use an agency they can bypass the missing tm30

TM30 is a landlord responsibility, but you are reliant on it. It doesn’t matter how formal or informal the arrangement is, you don’t need to be on the lease, but the landlord does need to lodge one within 24 hours of a foreigner’s arrival and they have to give you a copy on request. In practice, if they have never had a foreigner stay before, you may need to prompt it by asking for the copy. In practice there is no consequence for them if they lodge late, and they often have to lodge new ones to correct mistakes (since there is no “edit” function) so you shouldn’t have any problems even if they haven’t done it yet and have to do it for you now - Immigration sees ones with very recent lodgement dates due to error corrections all the time. But you do need to get it from them. If there are errors on the form, like a wrong arrival date or something, don’t try to correct it yourself (because it’s not your form), take it to immigration as is. If the error is serious enough that it needs fixing, Immigration will tell them what to fix.

I did a visa extension before I got my DTV. TM30 was late filing, and my wife (the house owner) was fined 1,600 baht

So a sharp eyed IO can spot failure to abide by the rules, and exercise their rights to applying the penalty

Your Girlfriend has to get her landlord to fill in the forms to say that you are living in that condo. You might be able to get her landlord to register online for the TM30 it’s much quicker and less trouble for the landlord once it is set up.
