Hello everyone , I plan to stay in Thailand under DTV visa for a few months ( probably 4/5 months per year) and I wonder if i can rent apartment there with this visa ? Any recommendations for cheap accommodation in Bangkok?

How does 90 days reporting work if I have no TM 30/ rental contact as I stay with my Thai girlfriend who handles the rent.

My wife and I have a 2-year contract rental agreement that expires in April of 2027. We will probably try and find a house to rent after the current agreement expires. My question is there any benefit to my also having a Yellow House book under my wife's family's name other than the benefit of no longer needing a residence certificate. Would this help me to ease the work of getting an extension based on marriage for example. I'm wondering if this could be used as a permanent location if my wife and I choose to change our rental premises from time to time.

TM30 problem – landlord refusing – urgent

Hi everyone, I need advice urgently 🙏

I’m in Bangkok with a signed 1-year lease, valid visa, and all my documents, but my landlord refuses to file TM30 or provide ID. Agencies I contacted say they can’t proceed without landlord documents.

I have:

- Passport & visa

- Signed lease (owner name + passport number)

I don’t have:

- TM30 from the condo

- Landlord ID copy

My school requires TM30 for immigration, and my deadline is 13 February.

Questions

- Has anyone solved TM30 without landlord cooperation?

- Can a condo juristic office file TM30 instead?

- Any agency in Bangkok that actually helped in this case?

- What happens if I explain this directly at immigration?

Any real experience would be greatly appreciated. Thank you 🙏

Hi guys, I will need to do my first 90 day reporting on my new DTV Digital Nomad visa soon.

How does 90 Day reporting work if I don’t have a rental agreement/ TM30. My gf pays the rent for our condo so I’m not on any paperwork.

Do I need a special type of visa to rent a condo in Bangkok and travel between the US and Bangkok? Plan would be to rent a place there and stay in BKK for 2-3 weeks every other month or so and when not there be back in the US.

Possible? Will a standard tourist visa work? Can I rent a yearly condo with this type of set up?

Found a house near Hua Hin area that finally feels right — big space, rare 2 master bedrooms, perfect setup. Owner dropped rent from 45k to 35k/month with 1 month free, but only if we cover repainting, deep clean, small repairs, and all new furniture (looking like 100k+ upfront). If it were turnkey it’d probably go for 55–70k. We do plan to stay long term, but not sure if the landlord will be reliable since he’s pushing all work on us. Would you take it at 35k + repairs, or keep searching?

Just got my Non-O Visa here, very excited, cannot wait to start a new life and visit the new Central Park Mall in Bangkok. My goal is to extend / replace my Non-O to a year-long stay as many times as possible. I need a comprehensive view on how I may achieve my goal starting from taking the flight to Thailand, including how often & where I should report my stay to the Thai immigration office、how man I find a 1-bedroom condo within a week after my arrival、how to open a Thai bank account........and so on.

Many in this group had provided me very valuable advice to help me take the very first step, even though I don't know you, Thank You ! And Thank You for more useful advice to this post.

~ Ps. I'm not as old as the figures shown in the picture, am still a young & desirable chick, just slightly over 50. 😅
