Given up on Air BnB for a long time. High prices (driven by their cut, and by greedy landlords) and very little else to justify it (their support and service is crap).

The disruptor just bacame a part of the system and a part of the problem for me so I ditched it.

there you go, so you need to do just that and decide which is more important, because in Thailand you cant get both.Come to think of it i struggle to think of a city in Thailand that does not have the 'sex for sale vibe'. The only difference being in the 'real' Thai cities, the customers are Thai rather than foreigners but they are full of brothels, massage parlours and karaokes that are every bit as much at it as the girly bars and clubs in the tourist areas. The only difference is that it's a bit more discrete.

Your problem is that number two excludes virtually every city outside of the tourist areas, and number 3 excludes all the tourist areas. Better decide which is more important mate, or look somewhere other than Thailand ….

transfers below 50k are fine and generally take just a couple of minutes - sometimes instant.

50k or above can meet delays and take days

There is also a transfer limit of, i think, about 2m baht

If you own up at border exit, you will cop a 20,000 baht fine and a 5 year ban. If they catch you before you get there, it’s a 20,000 fine, deportation and at least a 10 year ban - you will be jailed for the duration during this process.
