, I was unable to get my 12 month extension yesterday because I couldnt get the landlord’s ID. I did get a short extension though based on relationship so I didnt have to fly out last night, thankfully. Regarding the ID, if a landlord is reluctant to provide their ID, they can email it directly to the immigration officer, who will provide the email address upon request. in my case my lease is not in the name of an individual but rather in the name of a company, so I had to get a DBD, which is basically a business registration, that links the company to the individual and which is available from the DBD office at ChaengWatthana Building B

My extension application was denied today at ChaengWatthana today because we didnt have those documents from the landlord. (In my case the landlord lives in the USA, so Im super worried)

Apparently there is another option, instead of this one though, which can be obtained from some office on some lower floor of that same building at Chaeng Wattana. (Unfortunately neither me or my partner understood or remembered what it was - we have to go back there early tomorrow to find out)

Citizens of most English-speaking countries will need a visa. Return flights are often checked when you check in for your flight to Vietnam, but not always. Sometimes your return flight can be seen by the checkin staff on their system, and sometimes they will ask you. It never seems to be consistent

check with the airline’s website rather than Google’s AI answer. It varies greatly on airlines operating between Thailand and Vietnam. Some airlines, ie Vietjet, offer upto 100kg checked luggage, but it depends on the route. AirAsia offer upto 50kg on some routes. Thai and Vietnam Airlines follow that American 23kg model shown in your screenshot. Hope that helps. It would be awful if you were denied access but your expensive stuff was here.
