What documents are needed for the first extension of a Non-O retirement visa at Chaeng Wattana?

So I will shortly do the first extension of my non O retirement visa at Chaeng Wattana based on 800k in a Thai bank. I got a list of the requirements when I last went to CW and it seems surprisingly short. It refers to:

Completed TM7 form with photo

Copy of passport (presumably data page and stamp page)

Bank certificate

Copy of bank account (I will take copy of up to date passbook and print out of transactions for last 12 months)

I was surprised that it doesn't refer to the TM30. Is this required? Is anything else needed at CW? Copy of lease? Map? Many thanks

So, an update. All done and approved in just over 2 hours - despite being Friday 13th. Landlord's blue book was not needed and they didn't seem that bothered about the Landlords id. They did need my last TDAC.

One thing that did surprise me is that they wanted my bank passbook - despite me having copies. They are also confirmed that as long as I make a transaction every month then the passbook is sufficient (+certificate) and I wouldn't need a 12 month bank statement which is great because the bank charged me 200 baht for a statement - which personally I found annoying given that I have 800,000 baht sitting with them doing nothing.

glad it worked out,

personally I'd just as soon pay the 6 dollars and have the bank print off a year statement of all the transactions.

Because if you time updating the passbook wrong it will not show every transaction, just a summary of money in/out for the time since your last update..

It's just not worth getting to immigrations thinking you're okay and finding out you're not

FWIW; you ALWAYS need the bank book, even though you have the bank letter, the year statement and the copies of the passbook ๐Ÿ˜›

I'm a bit worried about possibly needing the property registration document as my owner is very nervous about such things. She was very reluctant to provide a copy of her id card until I got her to confirm with numerous people that it is pretty normal. I guess I will warn her in advance of going and keep my fingers crossed that CW don't ask for it. I will have the lease, TM30 and copy of the landlords id. Unless anyone has any other suggestions?

My extension application was denied today at ChaengWatthana today because we didnt have those documents from the landlord. (In my case the landlord lives in the USA, so Im super worried)

Apparently there is another option, instead of this one though, which can be obtained from some office on some lower floor of that same building at Chaeng Wattana. (Unfortunately neither me or my partner understood or remembered what it was - we have to go back there early tomorrow to find out)

, I was unable to get my 12 month extension yesterday because I couldnt get the landlordโ€™s ID. I did get a short extension though based on relationship so I didnt have to fly out last night, thankfully. Regarding the ID, if a landlord is reluctant to provide their ID, they can email it directly to the immigration officer, who will provide the email address upon request. ๏ฟผ in my case my lease is not in the name of an individual but rather in the name of a company, so I had to get a DBD, which is basically a business registration, that links the company to the individual and which is available from the DBD office at ChaengWatthana Building B

Yes, I'm not sure that going on Friday 13th is a good idea ๐Ÿ˜„ but I'm hoping that doesn't apply in Thailand, superstitious as Thai people are

try it and see, worst they can say is you need to get it and you can call her while you're there..

Sometimes they are fine with just the lease/TM30 sometimes not

When I picked up my list of items needed the IO also told me other requirements. Here are the documents I provided to Immigration Officer with my apprilcation and I was approved without any issues:

1. Original Passport

2. Copy of Passport Bio Data Page

3. Copy of Visa Entry Stamp Page

4. Copy of Thai Non-O Immigration Visa signed off by IO upon entry in Bangkok

5. TM-30

6. Copy of Property Owners ID Card

7. Copy of Property Registration Document

8. Copy of Airbnb Booking

9. Hand Drawn Map

10. Certificate of Deposit from Bank (one in Thai and one in English)

11. Two Months Bank Statements

12. Updated Bank Book and Copy of Updated Bank Book -- Bank Book was updated today the day of application.

13. Passport Photo

You can get the standard bank letter and the year transaction detaol report up to 7 days in advance.

Get the detail transaction report printed from the bank sometimes they won't take 'self printed' ones

You update your bank book and then make copies of it the day you apply,

You will definitely need a TM30, a copy of your lease, possibly your landlord's thai i/d, and the house book of the place you're renting.

They will have you draw a map on an A4 piece of paper, they will also hand you 3-4 extra forms, (overstay acknowledgement, terms/conditions of your extension, permission for them to check on you), and I think one other form. They hand them to you when you do the "document check" at the first cubby in section L-1 where you get your extension.

This is a general list of requirements it is NOT office specific but it will get you in the ball park and you have the sheet from C/W (incomplete as it is ๐Ÿ˜• )

Many thanks. I suspected that the list from CW was a little light. I did ask them if there was definitely nothing else and they said no. Would I be able to prepare the map in advance? Not sure that my knowledge of the local geography is good enough as yet to draw a map on the spot.

they just want the major intersection street name and your soi, it's just a simple map, nothing in depth

I use one similar to this, super simple just with the streets labeled
