We applied our 30 day extension on the 60 day visa exemption from Hua Hin Blúport Immigration.

Photo was no longer required. The IO counter is equipped with camera. Face snapshots were taken directly.

Based on my experience and the instruction given by the visa consultant of my employer in Thailand, a non immigrant B (employment purpose) must be applied from the Royal Thai Embassy or consulate of applicant’s origin home country or residence country because one of the document requested when you submit your application to eVisa is the proof of residence address such as utilities bills.

Another crucial document in your application is WP32 (work permit pre approval). Make sure WP32 is issued.

You must enter to Thailand with the non immigrant B (3 month validity) in order to convert to one year validity non B.

No idea if DTV has any capacity to support a dependent visa since DTV is not considered as long stay visa.

Based on my experience of getting a work permit & visa, even your wife found a job when she is in Thailand, she will still need to go back to her home country or residence country to apply a non-B visa (non immigrant business) from the local Royal Thai Embassy or consulate.

To apply a non-B, one of the required document is WP32 (work permit pre approval). The company who hires her will need to apply a WP32 from MOL (the Ministry of Labor in Thailand).

No problem based on our experience.

We planned our 3 month stay in Hua Hin to explore our retirement there.

We booked our return tickets (departure Paris on 24th Septembre 2025. Landed Suvarnabhumi on 25th September. Our return tickets were booked for 21st Décembre 2025).

On TDAC my husband put his return flight while I left it blank on purpose.

We both passed Immigration at Suvarnabhumi without problem and had the 60 days stamped on passeport (stamped: exit Kingdom before 23rd November 2025).

We applied the 30 day extension on 10th of November at Hua Hin Immigration (stamped exit Kingdom before 23rd December). The process was smooth.

We actually stayed 88 days.

We obtained our 30 day extension smoothly from Hua Hin immigration. The end of our first 60 days was the 21st November. We went to immigration on the 10th November.

I think that giving immigration 7 working day prior the end of the first 60 days is reasonable and safe.

If you have to make the application in tight time, make sure the residency proof is in order. I overheard a scene of IM at next counter. She wasn’t happy with the applicant about missing some photo copies of something and also saying “next time should come earlier….”

We obtained the residence certificate from Hua Hin immigration office. The process was easy & fast. We have a one year leasing contract. On which there are scans of our passports as well as the ID of landlord. I don’t know if it’s considered formal. We are on 60 day visa exemption status (arrived in Thailand on

VioletPanda7560 Airbnb is to start with. Once you’re on site you will get better visibility on what you would like to get. Not only the property itself but also the neighborhood etc. Just avoid any distanced deals. What I would like to tell here is the experience we had. Even we’re on site, we visited houses & condo. The photos were simply deceiving…

Personally I don’t know if there was any supervision or credential system on property negotiators in Thailand. In general landlords do prefer 12 month rental.

2 months security deposit and one month rent in advance is rather common practice BUT you only pay on the day you move in.

You can try to negotiate one month security deposit but the landlord can refuse too. Sublease isn’t good idea as if any problem happened. Not only it may not be legal, who can turn to who can be complicated also.

We’re renting a house. We found it via FB marketplace. The visit was done with an agent. When we decided to rent it, the landlord wanted to meet us. Then the agent prepared the contract. We signed the contract with the presence of landlord. We paid landlord directly.

You think you like to move around a bit, Airbnb should be your safe bet option.

Start with Airbnb for a month. Do the visits once you’re on the location. Rental agreement has landlord’s ID card copy. Rent & security deposit should be settled only on the day you take over (inspect everything!!!) the property and collect house keys.
