Preparing for doing 90 day report in person in Hua Hin. This will be my second 90 day report. The first one was handled by the staff at the first hotel I stayed at and I didn't even need to go to the immigration office. For this second one, I have moved to another hotel and plan to stay here for a year. Other residents of this hotel are saying they just bring a copy of their lease agreement with them for 90 day reporting and no TM30 is required. Does this sound legit? I'm having trouble connecting with the hotel owner to get a copy of the TM30 receipt.

I'm currently on my first one year retirement visa. When I go to renew do I have to show a lease agreement? I bought a car and just want to spend next year exploring Thailand so won't have a permanent address.

Hello,

I have a couple questions regarding the application process for Non O retirement in Bangkok.

After applying for the Non O retirement visa in Bangkok will I receive some official form that I can use to open a bank account in order to deposit the 800,000 Baht? I have read that banks will not open account if you have tourist visa.

Do I need to have a condo/apartment lease signed before applying for the Non O retirement visa in Bangkok?

After depositing 800,000 Baht it’s my understanding that I have to show two months of the money being in the account before the Non O retirement visa can be approved. Will immigration extend my visa or paperwork to allow for the two months or do I need to leave the country and return?

Property Rental Question.

Property agent is requesting the 2 months deposit and 1 month in advance rent payment (3 months total) all on the day of signing the lease 1 month before move in date.

I am not questioning the 2 + 1 practice. My question is about timing of the payments.

Is all 3 months typically paid on lease signing or typically 1 month on lease signing and the 2 months deposit paid on handover / move in date?

Hi Everyone,

I heard the requirements can vary by province and also received different answers from so called experts at 2 different lawyer firms

So for Retirement Visa Extension to year #2 does Immigration Petchaburi still want 800,000 Bahts in Thai bank account 3 months prior to the extension or is it different now in my Province?

Also, for over 5 years now, I always rent the same house when am here. so does a 1 year Lease with a signed TM30 or 47 satisfy the Proof of Residence requirement?

In case a foreigner would like to open a new bank account, the banks ask for lease agreement, Passport, VISA type & electricity/ water bill and other documents

So, as per the latest regulations which back helps to open new back account with the least number of paperwork?

Hello everyone. I'm gathering information about STV visa and there's a few more things that I don't see people talk about as much.

1. Can I have my Thai bf do me a lease agreement (+ invitation letter or something) instead of booking accommodation for 90 days as he already owns a condo?

- If can, he has to register my TM. something that I get when I arrive in his condo address, right? because I'd have to show that when I extend the visa.

- Can I use the lease for the 2 extentions? I'm aware that no one knows until 30th Sep, but technically?

2. Insurance wise, can I just pay for a 1 year insurance that covers everything and the time frame instead of keep buying a new one every 90 days?

Correct me if I'm mixing things up. It's a lot of information 🥲
