So, coming from the US, you arrive in Bangkok with a non-O visa for 3 months. You open up a bank account asap and transfer the 800k฿. Then it has to sit there for 2 months before you can apply for the 12 month retirement visa. My question is during this time, do you have to find a condo and sign a 12-month lease contract in order to qualify for the 12-month extension?
Hi All, My wife and i are both coming to Thailand on Non immigrant o retirement visa from Australia 90 day. Our plan is to extend to 12 months once there. We are aware we need to both open Thai bank accounts and deposit 800000 Baht which is fine. I am told to open bank account we need an address and probably a six month lease agreement. My only concern is what if we sign a six month lease agreement and then our extension is denied? Could this be a possibility of happening.

Now , to figure out the next things to do regarding visa, driving, building house and so much more I don’t even know about. I would like to spend part of the year in Thailand ,during the best months , and part of the year in USA.
I thought I would be able to open a bank account before committing to a one year lease for a condo. Do I need a lease to open a bank account with KasikornBank? Finding a condo I'm willing to rent for a year could really eat into the 90-day window to get an extension
Posting my experience getting a certificate of residency in Bangkok, Thailand. Just submitted everything today at Div. 1.
There's a lot of questions on whether you can get one and the answer is yes you absolutely can on a DTV or any other tourist visa provided you have the supporting documents.
There are signs all over the area saying they only provide services for residents of Bangkok.
As for needing a 90 day report? I have no idea. I provided one.

The process is pretty quick and easy. Was only 6th in the queue and then I had to update my TM30 because of some errors. When I came back at about 10am I was no. 2 in the queue. Doesn't seem like there all that many people getting resident certificates. Maybe I got lucky today.
Was given a receipt and told to come back in a week to pick it up.
Also, it's free now. Maybe because they don't have to cover the shipping costs anymore.
TM30 question. Last day of my one year lease is 25 November 2025. I returned home today after a few days in a Thai hotel in holiday. I believe: Check in should be 10 October and check out should be 25 November (both 2025). Is that correct?? Trying to help the real estate agent get it done correctly. If there should be any changes please let me know.
Hey everyone. I'm doing my retirement visa renewal this Tuesday at the Jontiem office. I have all the documents but here is the question. My leasing agent gave me a copy of the owners passport for the condo. Now should there be lines on it and his signature? This copy is just the passport photo page no lines or signature. Thanks
