@Graham *****
I have just read the article. TM30 simplified but it only refers to 3 ways and the wording is , well I will say not anyway relating to my situation unless the wording is wrong. It only mentions leaseholder or landlord. I own my house and have a blue book but lease the land from the previous owner. Is she the landlord ?

If you want to go to Thailand for 3 months you have 2 choices. As above for 2 months then you can do something called a border run

Leave Thailand for a day in a neighbouring country , return to Thailand and start the process again. That would effectively let you stay for 4 months

Alternatively you could apply for a non o immigrant visa via the online application valid for 3 months , cost £60.00

You can stay for one month on a tourist visa which the immigration officer at passport control in Thailand will stamp for you. If you want to extend for another 30 days you will have to go to a local immigration office. Cost. 1900 Thai baht

I am the owner so it is up to me. When I go to immigration to do my TM30 for my residency certificate I will try and register then. Hopefully can do it all together. Maybe have trouble if they require any paperwork about the lease holder. I will go early to give myself time to return
