You own a house? How so?

With a Non-O, proof of residency and a suitcase full of cash I was denied at Bangkok Bank in April 2025. My Thai wife of 36 years and I spent over an hour there. They had 100 reasons why it was NO. I walked next door to Krungthai Bank and they treated me like royalty. Fast and efficient service. I also like the app.

I hope all goes well.

I’ll be arriving in September with a non O visa.

I also own a property in Hua Hin.

Have you completed a TM30?

I’m trying to, but struggling.

if you really "own" a property in Hua Hin, then you should have a blue housebook for it. With the blue housebook number, you can register "your property" in the TM30 online system. You will be issued a Log-in ID and a password, and you will be able to register every arrival using the TM30 by yourself

yes I have a blue book.

@Steve ******
and you need to click on "register" to register your accomodation in the system

Ah ok. Thankyou. Would my Lawyer have done that already for me ? Or is it for me to do ?

your landlord is supposed to register your arrival in the accommodation. Some landlords do not follow suit. Then the responsibility is upon you. The fine for not registering or late registering is 2000 Baht

I am the owner so it is up to me. When I go to immigration to do my TM30 for my residency certificate I will try and register then. Hopefully can do it all together. Maybe have trouble if they require any paperwork about the lease holder. I will go early to give myself time to return

It’s just with the troubles that I have heard with Bangkok bank it may not be a viable option but not sure really

Jeremy Chester KBank or SCB have never been the "first two banks to try" as you put it,or better than Bangkok Bank. Just saying.

I got a SCB bank account since 20 years, and I must say, I am very satisfied with their onlinebanking App and their service every other year issuing the bank letter for Immigration. And the savings account earn a 1.2% interest, which pays the yearly Debit Card fee and earns me around 2600 THB on my 800,000+ THB

Bangkok Bank is the best by a long shot, unless you're planning to use a visa agent.
David *********
If you have a Non-O, you shouldn't have a problem with any bank. Most consider SCB or Kbank to be the best. Recent issues would consider staying away from Bangkok Bank is possible.

Bangkok Bank is still in the top."Most consider",really? Who are they? You're supposed to be a moderator.
