Graham Seal - Yes it is, and you extend it. What it does do is give you time, I believed that mine was an O-A but the Police check was somehow invalid. So I was issued a Non - O . What it does do is allow 90 days to make choices. Extend if living here is for you. Go home if not. The 12K or so to the agent for the initial extension having chosen to stay was grief free and money well spent. The recent extension, I did myself. As I will continue to do.

Non O-A The funds must be in an overseas account. In your home country. Proof of that is required. You will also require is health insurance from a designated supplier. Along with the requirement for a Police check, and that takes time. But that does give you 12 months in Thailand. You do it online and once proof of the required protocols are forwarded, the Visa follows within days

No. But remember your Visa cannot be extended by say 7 or 30 days.

But you can apply for a Non O Retirement Visa which will be treated as an extension NOT a new Visa. Significantly cheaper should you use an agent. Which I’d recommend for your first one.

- I rent a number of properties long term. The problem is with the host. Less than 30 days. Illegal. Fact. Enforcement is sporadic . However, most if not all Condominiums strictly forbid short term rentals and some enforce it where the “client” risks eviction on the spot. So why risk it.? A House is a different matter.

Airbnb, Technically illegal and no place to go if everything goes tits up.

Serviced long term rooms are a better option. While it’s still a renters market for condo’s. High end popular developments still make premium prices. Availability far better in low season

Firstly the optimum Bank to use with Wise is KBank.

Usually flawless. However you would be most unwise (excuse the pun) to ever rely on it. Yesterday evening I needed to transfer around 40,000 to pay for a TV wanted. Great deal. As normal cash onto my Wise THB account instantly from Singapore . I am to send it to KBank.

In seconds says wise.

Then it informs it will be the following day at 0930. It credited actually at 1200. Sure enough the TV increases in price by 3,000 overnight. That is the reality of Wise or Revolut I am afraid. I know not why.

Pacific Cross. Decent and comprehensive. But should you have any pre conditions can be problematic. Watch out for waiting periods and exclusions. Pacific Prime were not the best Broker to be fair. Do NOT try to arrange Thai Medicare cover while overseas. Use Travel insurance initially and use a reputable and recommended Broker within Thailand in person after arrival. Your Travel Policy allows that element of flexibility. Allow plenty of time the underwriting process can take far longer than anticipated.

No. You are using your mode of entry exactly as intended. Tourism.

The systematic “gaming” of the system regarding extensions and border runs by “Cheap Charlie’s”is under very close scrutiny. Best they go get a retirement visa.

Best way to go is Non O-A Retirement Visa.

Either 800,000THB Cash or 65,000THB income deposited in a bank for the last 12 months.

Medical insurance from a specified acredited insurer. Police Check.

Which gives you 90 days in country. Anything after is a renewal. There is NO circumventing the financial protocols. Catch 22 for you in Thailand. No Visa no bank account.

Even if you did it needs to be in that account for three months. 4 for Bangkok Bank
