Looking to rent an Apartment in Bangkok City for multiple months, but thinking of using Airbnb..how much would I pay in premium? As an example if an apartment is say 1000$ pm, how much would this be listed for on Airbnb? I'm doing this because I don't want to commit to 12 months or pay a deposit..and want the assurance and flexibility of moving at will. Thoughts?

TLDR : Answer Summary
Renting an apartment in Bangkok through Airbnb might incur a premium of about 20-40% compared to traditional long-term rentals. Many expats discuss avoiding deposits and the challenges with them in Thailand. There are alternatives like serviced apartments or using platforms like booking.com, which can offer more flexibility without the high costs. It's important to note that short-term rentals, including Airbnb, are technically illegal in some contexts in Thailand, creating potential risks for renters.

Well,

on facebook you always get stupid answers to stupid questions like this.

My stupid answer is:

WHO IN HIS RIGHT MIND IS RENTING AN APARTMENT FOR $1000 IN BANGKOK?

Why not start with a $150 appartment first?

Okay, silly / stupid answer finished.

P.S. if you are so farking rich that you insist to rent a $1000 appartment here, I subrent you an luxury apartment that costs me $200, and keep $800 as my profit.

Angelo Schneider $1,000 pm or 31.5k Baht is a reasonable price for a nice apartment in central Bangkok. $150 pm gets you a shoebox in a desolate area. One can easily spend 1.5-2.0 k USD for a nice place, 1k is by no means excessive. Good luck finding a mark you can subrent to.

Angelo Schneider so why wouldn't one rent a condo at this price ?

At a good location and a premium because not a year contract, this price range is nothing excessive.

Don't have to be rich to afford it.

Airbnb, Technically illegal and no place to go if everything goes tits up.

Serviced long term rooms are a better option. While it’s still a renters market for condo’s. High end popular developments still make premium prices. Availability far better in low season

Uhh, you go to AirBNB if there are problems. That's their job and what you are paying them for.

And AirBNB is only illegal for the person offering the rental, never for the renter, and only in certain cases. If this person wants to rent a month at a time, then ANY AirBNB listing is legal.

- I rent a number of properties long term. The problem is with the host. Less than 30 days. Illegal. Fact. Enforcement is sporadic . However, most if not all Condominiums strictly forbid short term rentals and some enforce it where the “client” risks eviction on the spot. So why risk it.? A House is a different matter.

That's a valid point. One has to be wary of short term rentals. Longer term is fine, albeit still a grey area in many countries not just Thai.

USA typically resolves any problems one might face.

John Harper only for less than 30 days as then its classed as hotel snd comes under hotel regulations rather than rental aggrements

airbnb market is shit in thailand. you can better find a normal rental for 3 months for a fraction of airbnb prices. even if you in the worst case loose a month deposit. (i never rented something with more than 1 month deposit). you can even rent fully furnished houses for affordable prices here… for 1000$ you could even start looking at a pool villa.

Check booking.com as well. I did it for a while when I first came to Thailand. Loads of apartments for weekly/monthly rental. Of course you’ll pay a bit more but beats trying to get your deposit money back

USD a month for a reasonable long term apartment (1 bed), you may pay maybe

ish usd more on booking. Those figures are not exact but if you want short term that will give you an idea. Good luck and have fun!

Excellent work avoid deposits where possible. Most Condos require 2 months deposit however its a renters market and I have negotiated only a 1 month deposit in the past. On the other hand Apartment usually require only one month Deposit.

Have you searched air bnb - usually it just gives the final/ total price when u search.

Mma Droog what % of deposits get returned at exit?! I would have to chase after a fucking deposit in Thailand..limited recourse.

Jair Shek no reliable data on that. In Australia a 3rd independant party holds the Deposit to protect the tenent. Here, there is no such protection. Air bnb prolly way to go. Hotels offer long term stays as well.

Davide Valentini thanks, that’s what I’m finding when I compare rental agreements and

prices for identical apartments. I ran 4 tests in Bangkok on luxury apartments. 30-40% premium all in.

You can literally look on Airbnb or agoda put in the dates you want to rent and it will show you the overall cost. 2 weeks or more normally gives a decent discount.
