I don't understand why this subject keeps getting attention. It's been discussed probably more than any other subject. I'm not understanding why people would stress and fret over a few percent interest which basically comes out to 2-3,000 baht. It's the price of being retired in Thailand. If it's really bothering you that much then pick another country, you're not back in the world that you come from so don't expect the same standards. Admin please vet these boring and repetitive questions that can easily be answered by using the search bar for previous questions on this subject. Thank you

I believe you need a lease agreement and a Thai telephone number in order to open a bank account. You should take care of finding a condo in the first couple of weeks and then your bank account within the next week. So you really have to hit the ground running, no time to party ha ha ha

Regardless of how much a visa agent costs you, it's your choice. People need to STFU when it comes to people using the services of a visa agent.

People using Visa agents are not having their drinks spiked in bars, kidnapped and forced to use unscrupulous Visa agents and dodgy bank managers. It's a service that has always existed for people to use voluntarily and for whatever their reason may be.

People attempting to go through the process themselves but want to tweak things to their own needs and then encounter problems have only themselves to blame. The system is there and if you adhere to the process then you should not encounter any problems. The minute you start to deviate from the process and expect some kind of special treatment because you feel entitled then guess what, you're not in Kansas anymore Dorothy. If you don't trust the process and want to fine tune a few things then I suggest you use an agent to circumvent the system as thousands of people have happily and voluntarily before you.

If you're going to complain about cost then perhaps your heart is not in it. I paid $10,000 plus to an immigration lawyer in the US in order to obtain landed immigrant status/Green Card.

It's how the world works.

It's all dependent upon your past history. If you've had multiple visa exempt with extensions in the past in short periods of time, with multiple border hops, then they may advised you to obtain a visa next time.

If you're a bona fide Traveller with sufficient funds, accommodation and return ticket, welcome to Thailand.

Everything is purely up to the discretion of the IMO.

The TDAC that everyone keeps mentioning is just a digital version of the old card system they used to hand out on planes before landing, the ones that required you to fill in with a pen that you could never find ha ha ha, don't stress it. It takes a couple of minutes on your phone and can be completed while you're in line waiting for an immigration officer to call upon you. Have a safe trip.

If you don't have 800,000 baht that will also act as an emergency fund, stay home. You need some kind of back up plan. That's why immigration want to see it.
