I had a number of problems. Maybe because my office is difficult but I could not buy a car or get a driving license because they would not issue me with cert of residence without a lot of inconvenience. They would not transfer my stamp into new passport, I had to go to Bangkok. I was even warned at bkk that I should get my Visa stamp myself next time which I did. The only thing I did not have a problem with was 90 day report. Even tm30 was a nightmare.
I file mine myself but I require house books of both properties and owner id card signed. Also copy of lease agreement signed and witnessed. The io is never happy that my landlady is not present and always asks to speak to her on the phone. Tm30 form completed by house owner and copy of my passport. That does the trick for me. For my driving license my office would not issue a certificate of residence. I had to get Land Transport to request one from immigration which took 3 weeks.
I would rent to start and make certain it is a place you love. If it is, then buy there but if it isn't move on with no trouble having to sell. Just my thoughts. I don't know your circumstances but you could almost certainly rent a place much better than you could afford to buy.
